We have lived in a unit at 941 West Belmont, known as The Bel, since March 2019, being the first to live in our units. In our experience, this management company is horrid and unprofessional. They are unresponsive and do refuse to take onus for anything. This property operates with complete disregard to the Chicago Residential Landlord and Tenant Ordinance. With hopes of having our issues resolved, we requested our property managers' supervisor, who responded to our concerns by forwarding the email back to the PM. We continue to make extremely minimal progress. We are far from the only residents having issues. Additional information on property issues is included below: Multiple units within the building have had severe leaking under patio doors each time it rained. It took nearly 9 months to have this issue professionally addressed in our unit. In the meantime they "tried" their own janky "repairs" including drilling holes into the threshold, presumably allowing water into lower floors or into the walls. We also have a window that allows water in whenever it rains or snows. There is visible water damage which the management company claims is "condensation" and will not address. The whole unit has a musty/moldy stench if an air purifier is not continuously run. The intercom/directory system they promote doesn't work, never has, never will. They blame the malfunction on tenants and say "it works whenever our team is onsite". However, it freezes at first touch. Since it cannot be used, packages are left outside and stolen. On multiple occasions, the building common areas or our units have smelled of weed or cigarette smoke though smoking is not permitted in the building. It's clear that units share the same duct work, carrying the smell. The only positive experience we had with 33 was with their broker, Zach. While the building is new and looks nice, it is poorly built and maintained. Please save yourself a headache and do not lease in this building or any that are managed by 33 Realty!

33 Management manages my 2 rental properties, and Drew, Eric, Andrew and Mary make this company stand out from the rest. I completely trust them to manage my properties. They keep detailed accounting records that they send me on a monthly basis. If work needs to be done, I feel comfortable knowing that they only work with dependable people who do quality work. Working with contractors can be less than pleasant, and over my 12 years as a landlord, I’ve learned hard lessons on whom to trust. I’ve personally met 33’s contractors who have done work on my properties, and can only say that I wish I had met them a long time ago! With 33’s team, I can rest assured that my properties are in good hands.
Drew and Eric (the principals at 33 Management) along with Andrew and Mary are always on top of things if there are any tenant or building issues. This is extremely important to me because I expect thing to be done in a timely manner. On top of their quality management, I am most impressed with their kindness and integrity.
