Date/Issue Aug-13 Work Completed. Original Contract Modified to include additional cost for installing flashing/counter flashing around roof mounted Solar Panels. (Photos 24,25) Contractor response N/A Date/Issue 9-Jan-14 1st notification to Inside_Out Construction of leak in stairwell and Family Room. Sent via email Contractor response None Date/Issue 16-Jan-14 2d notification. Sent via text message. Contractor response None Date/Issue 6-Apr-14 3d notification. Sent via email. Contractor response None Date/Issue 9-Apr-14 Received reply via email that someone would come by to inspect the roof on 10-Apr-14. Message was not read until 14-Apr-14 Contractor response N/A Date/Issue 14-Apr-14 Requested reschedule for the week of 14-18 Apr and that a notification be sent via text message to ensure prompt receipt/reply to future exchanges. Contractor response None Date/Issue 28-Apr-14 4th Notification. After entering attic to install recessed lighting the extent of the leak was discovered and the Contractor was advised via email. (Photos 3-10) Contractor response None Date/Issue 14-May-14 5th notification sent via email. Contractor response None Date/Issue 16-May-15 Posted review and rating to the Inside_Out Facebook page. Worker showed up within 3 hours and spent approximately 30-45 minutes putting silicon on areas of flashing. No inspection of the attic or under the Solar Panels was performed. Worker departed without providing an explanation of the repair work completed. (Photos 11,14) Contractor response N/A Date/Issue 16-Jun-14 Received phone call from Contractor who stated that he was not responsible for any leaks around the Solar Panel. Reminded him of the contract modification specifically to ensure that flashing be placed under the Solar Panels to prevent any leaks. Call was terminated without issue being resolved. Contractor response N/A Date/Issue 7-Jun-14 Cracks and water damage appear in Kitchen Ceiling. (Photos 1,2) Contractor response N/A Date/Issue 8-Jun-14 Removed wet insulation from affected areas. (Photos 3-10) Contractor response N/A Date/Issue 9-Jun-14 Removed exterior siding from upper and lower Solar Panels. Flashing on down slope clearly not sealed. Areas directly above area of leak in attic. (Photos 15-19) Contractor response N/A Date/Issue 10-Jun-14 Performed repairs by sealing inside of flashing on both Solar Panels. (Photos 20-23) Contractor response N/A Date/Issue 10-Jun-14 Area under upper Solar Panel may have damage as well. Access is very difficult but will be inspected. Contractor response N/A Date/Issue 17-Jun-14 All relevant information provided to Inside_Out Construction to include this timeline of events. Requested that the Contractor perform/have performed the repairs to the Kitchen ceiling and any other damage caused as a direct result of leaks from improperly sealed/installed flashing around the Solar panel. Contractor response "I agree that we are responsible for proper installation of flashing, and if there is a flashing issue then I will be happy to fix that. The problem with the situation, I believe, is that the solar panel boxing is not water tight and with the shingles going seamless underneath it is not a problem but once we replaced it, it created a seam which was a concern we talked about when I first look at the roof and I talked to you about in our last conversation. You told me that you understood and did not want to remove solar panels. I would be happy to come by and go over it with you and see if we can find the problem. If it is something we installed improperly then I will definitely take care of it. Please return my call so we can figure this out." Date/Issue 20-Jun-14 Using a water hose to and running water toward the Solar Panels I was able to conclusively document that the water was running under the unsealed flashing on the upslope of the roof and then getting under the unsealed flashing on the downslope area under the Solar Panel. Video of the action was taken. Contractor response N/A Date/Issue 21-Jun-14 Sent follow up email to contractor informing him that is action is not taken I will pursue other options to resolve this issue. To date no one from Inside Out has performed an inspection of the flashing around the Solar Panels to determine/correct the issue. Contractor response Pending
