We recently had some major renovations done to our kitchen, dining room and living room. The kitchen was a total gut job, the wall between the kitchen and dining room was removed, the front hall closet was demolished and rebuilt in another location and the sunken living room was raised so that the kitchen/dining rm/living rm are now all the same level.
The people who work for Rosseland did an amazing job (ie: electrician, painter, plumber, carpenter, flooring people, appliance installers). They showed up on time every day and cleaned up before they left and were all extremely friendly and very trustworthy. Chris Rosseland was there practically every morning making sure the workers knew what was expected of them every day. If changes need to be made, he was very easy going about it and gave valuable input.
Chris originally anticipated that it would take approximately 9 weeks to finish but they were done in 8! He provides a detailed timeline of when everything will get done.
We are all ecstatic about the final result and would definitely use Rosseland Construction again for any future renovations.
Chris? team is very professional, courteous, reliable, trustworthy, and expert craftsmen. Chris listened to our requests, concerns, needs, and always responded quickly and in a timely fashion. Overall, the results were beautiful. Everyone who has seen the work has been very impressed.
Though there were some delays due to subcontractors, everything in the end worked out beautifully.

This was our first experience with remodeling, and we weren't quite prepared for what it entailed or how long it would last; in he end it was what we had hoped for.
Our next project is to remodel our kitchen, and Rosseland will be our first choice.
Chris did a great job of keeping the project on pace and communicating status of progress, upcoming schedules, etc. Most days there would be multiple trades working in parallel and we never had a single day that we did not know exactly what was going to happen or when. The quality of work from all of the crews was fantastic, and as a bonus, they were all very nice people to have in my house...including answering countless questions from kids, etc. Any issue that came up, as they will, was quickly answered or handled to our satisfaction. One of the things we liked best about the experience was we could tell how proud Chris was of his work, and he showed genuine excitment about the vision for the project and you can tell how proud he was how it came out, which, in my opinion, is the mark of a true professional.
It was a true pleasure to work with Chris and his crew and we can't recommend them highly enough.
Construction went very smoothly. Very clean staff. Prompt and on time. I love my new bathroom. Excellent job!
Then about 2/12 months after the project was completed, I noticed a huge water stain on my laundry room celling-right below my new bathroom. The plumber came out and did some measurements and thought it was coming from the tub water line. We hardly even used the tub. So, we went on vacation and they came out to figure out where the leak was coming from. Chris communicated that they couldn't find the leak and it was probably water splashing from the tub and they would re-do the caulk. I said that was an awful lot of water from splashing. I asked that he leave the ceiling open so we knew that the leak wouldn't return. As soon as we got back from vacation, we took a shower. I went down to the laundry room and water was flowing into the laundry room. I filmed it and texted it to Chris who told me that I said it was the bath and they didn't even check the shower. Really, I told you we hardly used the tub and the plumber did measurements. He did not caulk around the tub, he caulked the base of the tub by the floor. Upon further evaluation, the grout had cracked all along the base inside of the shower. I have ruined glass tiles and stainless steel tiles from water getting behind them. Then he caulked that whole area. I didn't see any re-grouting done. I sent him a picture of the caulk around the tub that was lifting and he said he would re-do it when they came back to fix the ceiling. I still have a hole in my ceiling and it has been 7 months.
They put in a cheap dimmer switch that doesn't support the new lightbulbs so I have buzzing all the time from the lights and the panel would get so hot. They also put in a cheap ground fault that kept tripping even when I didn't use it. I hired my own electrician to make sure that it was done correctly. He told me about the dimmer and switched out the ground fault and now I don't have that problem anymore.
This was the third project Rosseland Construction has done for me and things just got better and better with each project. Mind you, the first two were done extremely well and I was very pleased, which is why I was willing to tackle the kitchen. I hated my old kitchen from the day I moved into my home. It was small, cramped, and very inefficient. I had always thought the space could be better utilized. Over the years I had talked to a number of people about how to use the space better but was never given a good option. That all changed with Rosseland Construction who gave me a new, open, airy, efficient kitchen which is a pleasure to work in. Chris Rosseland, who oversaw this amazing transformation, has put together a team of highly qualified craftsmen (and women.) He is a man who really cares about his clients and is willing to go the extra mile to be sure they are satisfied. Whenever there was a problem (and there will be) his reply was always, "That's an easy fix!"
Chris Rosseland is a man who is respected by his peers and known for quality work During the final inspection by the village, the inspector turned to me and said, "You don't have anything to worry about. These folks do quality work!" High praise in my book.

After we accepted Chris's proposal, he walked us through the process of picking out each item for the kitchen and promptly answered any question we had. Once construction began, the project proceeded right on schedule and actually was completed several days ahead of the original plan. The subcontractors that Chris uses were all wonderful to have in our house and the quality of their work was outstanding. The few glitches that popped up were resolved immediately. The final cost was just as the proposal was presented. The only cost adjustments were the result of choices we made picking out our specific allowance items.
I highly recommend Rosseland Construction and will turn to Chris with any projects we have in the future.
I cannot rave enough about how wonderful the entire process was. I only wish our upstairs bathroom was as nice as the one in the basement :)
Our project required an aggressive completion schedule due to the approaching due date of our second child. Chris was able to start and finish within our required timeline; a commitment other contractors were unable to make.
As with any construction project, there were a few minor quality concerns along the way, but Chris always promptly made sure they were corrected to our satisfaction.
We will definitely consider Chris for any future work at our home and would recommend him to others.
The quality of workmanship was also beyond my expectations. I kept waiting for the "shoe to drop". How could a project ever run this smoothly? Carlos, the primary carpenter, and doer of all things great was the best. His workmanship is precise, clean and neat. I expected dirt and kaos. What I got was a clean and orderly environment though out.
The end result is an absolutely beautiful kitchen. I can't believe I'm saying this but, honestly there is not a single complaint to give. I hope everyone who works with this contractor has the same wonderful experience.
We wanted a contractor that could perform total project management and had a team of specialists who were skilled in their trades. Ideally we were hoping for someone who could offer insightful suggestions in areas where we needed advice.
Our search began with Angie's list and other Internet websites. We identified a few candidates and invited them in for proposal discussions.
From our first appointment with Chris Rosseland, we had a strong sense that we would enjoy working with him. He was very good at assessing our needs, desires and budget. He suggested various options for us to consider in terms of layout, ergonomics and aesthetics. Then he came back to us with a complete, professional proposal along with professional references and other useful information about his company and affiliates. His bid was not the lowest, but Chris' professionalism gave us the expectation that he could competently deliver a good project.
Looking at his list of affiliates, we next went to visit his kitchen designer, Nancy, of CR Cabinetry in Schaumburg. We stopped in on a Saturday morning, introduced ourselves and told her about the project. She said she does a lot of work with Chris. She showed us some material samples and fielded a variety of design questions. From this conversation, we knew she would be fun to work with!
So based on these meetings, it was clear that Rosseland was the best choice. We confidently signed the agreement and moved ahead.
The actual experience was surprising in two areas: (1) on-completion and (2) work performed within budget. Based on previous experiences with other contractors and handymen, it seemed that deadlines were never kept and costs always seemed to escalate beyond expectations. It was NOT this way with Rosseland. Rather, Chris lays out a target timetable and takes it seriously. He regularly visited our home and kept us apprised of daily goals. When the final invoice arrived, there were no hidden surprises.
Communication was another strength. As the work was being performed, Chris was very proactive in keeping us informed but also reaching out about any questions or potential issues where client input was needed. He did this both through phone calls and e-mail, whichever was more appropriate. Even though we did not talk on some days, we were always in touch.
All of the builders, electricians and plumbers assigned to the job were competent and careful. The only issues I recall were the need to make adjustment to a couple of cabinet door handles and also our desire to place some additional trim in the sink area that was not part of the original plan. Chris was very accommodating in taking care of these details to ensure our satisfaction.
In the end, it was the successful kitchen makeover we were hoping to achieve! Six months after completion of the project, we are still delighted with the results, and it is a pleasure to prepare meals and entertain guests.
So we are most happy to recommend Rosseland Construction for remodeling work and would not hesitate to work with them on any of our future remodeling needs.
Bathroom - Chris and his team replaced the bathtub, toilet, facets, light fixtures, window and all tile in our "kid's" bathroom. Originally, to save a little money, we were going to keep our existing bathtub, but at some point during the process the tub was slightly damaged. With no questions asked and without us even asking, a new tub was delivered and installed in a day!
Kitchen - Chris gutted the kitchen, and installed new cabinets, an island, under cabinet lighting, new flooring, granite counter tops, a new sink, garbage disposal, ceiling pendants and can lights. He creatively hid some PVC by our ceiling so we could get rid of the soffets and have ceiling high cabinets. Carlos even installed/re-installed the above range microwave we purchased from a big box store when the store's installation guys screwed it up the first time!
All of the work Chris has ever done for us has been done professionally, skillfully and without problem. His proposals are detailed, accurate and there are never any surprises. He tells you what he is going to do and he does it. He and the guys genuinely take pride in their work and you never have to worry about anyone cutting corners or not doing the job less than 100%. Demolition is performed quickly, the work area is always kept spotless, and they keep any disruptions to your life at a minimum. Chris is easy to work with, always responds quickly and courteously to our questions, and you can trust that he is going to get the job done right.
We highly recommend Rosseland to everyone looking for a contractor and will be calling him again when our next job comes around!
condition and hired Rosseland Construction to build a 200+ sf addition
on the back of the house and remodel the kitchen. We interviewed
several contractors, and we hired Chris for a couple reasons: 1) he
seemed genuinely excited for us about our ideas for the house, 2) he was
the only one who made a point during the interview to talk about how he
would get the construction equipment to the back of the house (which
was a practical detail we appreciated), 3) he sent us a handwritten
thank you note after meeting us, and when his estimate was ready, he
offered to meet with us personally to discuss it in further detail and
provided references and list of subs (none of the other contractors we
met with followed up on their estimates), and 4) we were taking out a
renovation loan and explained to Chris that bank would have requirements
for approvals, payments, etc and he agreed he would be able to work
within the bank's guidelines. Overall, Chris clearly wanted the job the
most and had given the logistics some practical thought and told us
that what we wanted to do was feasible, so we hired him. The drawing
and permit phase took about 2 months from closing, and the construction
took about 3 months.
The original home had a 15x19? living room
and a 12?x 15? eat-in L-shaped kitchen, separated by a non load bearing
wall. It felt small, stunted, and dark. We wanted to open up and
enlarge the space by removing the wall between those rooms, and
reconfiguring the kitchen to have a long island, and add the dining area
on the other side. Next to the dining room we wanted a roughly 10x10
mudroom/laundry room that can be entered from the outside or from the
garage. We also wanted to extend the crawlspace underneath, as opposed
to building the addition on a slab. Chris? architect, Mark Kollias,
thoughtfully designed the addition and new kitchen with our plans in
mind in such a way as to integrate it into the existing home; it does
NOT look or feel like a box tacked on to the back of the house. He was
very meticulous and thorough in his drawings, which made the permit
application process pretty painless. The finished result looks almost
exactly how I imagined it in my mind.
Due to bank
requirements, Chris, Marc, and Nancy Mueller of CR Cabinetry, the
kitchen designer, had to do a fair amount of work before we even closed
on our loan. We of course assured them we would pay for their time if
we were not able to close, but it still took a leap of faith on their
part and I know there are some contractors out there that would not have
(or do not have the financial stability to have) dealt with the
additional bank requirements and paperwork. Or, they would have required
an upfront payment. We?re grateful that Chris and his colleagues hung
in there with us while we got everything squared away with the bank.
Chris?
kitchen designer, Nancy Muller of CR Cabinetry, helped bring our vision
for the new kitchen to reality by helping us design a modern,
streamlined kitchen that is still warm and inviting. Her expertise
helped us select cabinets and appliances,
decide on a layout, choose a
cabinet color (which looks great!), and maximize our available cabinet
space, but still achieve the open floor plan look without any clutter.
We have had several parties of 20+ people, and folks tend to gather
around the island, but it does not feel cramped. The kitchen reminds me
the modern kitchens I see in magazines ? I still can?t believe it?s mine
sometimes. We did have an issue with the appearance of the cabinets
which was more of a manufacturer issue. It was easily resolved and our
cabinets look great.
Other than the kitchen and addition, Chris?
subs did extensive work including relocating the laundry to the first
floor (which frees up the old laundry room for us to use as an office),
plumbing in the kitchen for the island sink and a new line for the
refrigerator, upgrading nearly all the electrical service in the house,
adding exhaust fans in both bathrooms, hvac updates and relocating the
a/c condenser, vacuuming the air ducts, drywalling the addition and 1
bedroom, painting the entire house inside and out, installing new
hardwood floor and tile in the addition, refinishing the existing
hardwood floors, and replacing baseboards
throughout.
This was our first home purchase and first renovation project of any kind, so we didn?t know exactly what to expect.
Chris
repeatedly said it would go smoothly, and it did. Chris usually did
not contact us unless he had a specific question for us, but he returned
our calls promptly and would give us updates when asked. We did not
live in the home during the construction, but we went to check things
out all the time. We could talk to any of the subs that were there and
see daily progress. There were a few things that were stressful, but
most of the time those things were related to us choosing tile,
appliances, paint, etc. I was also concerned at the beginning about
having all the trades people chosen for us (as opposed to vetting them
ourselves), but they all did a good job. There were a couple surprises
along the way, but no major ones given the scope of the project. I
never worried about the quality of the workmanship, or that the work
would not be done on time. I remember being at a 4th of July party
talking about the work to another guest that worked in construction, and
he said something like, ?Your contractor gave you a move-in date
already? Good luck with that!? Well, aside from a handful of minor
punch list items, our house ready and clean on our move-in date as
promised, and we love our home.
Chris and Carlos went the extra mile to complete things that were not discussed in the original proposal to make it right. This was my first major remodel which can be very intimidating but Chris was always available to help with any decisions and informative as to timeframes, etc. His support in selection of cabinets, etc. was extremely helpful.
