"Until I registered with Angie’s List and became aware of this negative report, I thought we had satisfactorily resolved all issues. Please understand the other side of this story. The project was originally a structural alteration to an existing addition, and renovation of the master bath & kitchen. The project later became a refinishing of the whole house. The house is a 1920’s vintage brick 2sty home. Project costs: There were significant project costs changes from the original estimate primarily due to owner directed changes. The original estimate was $129,208 and the final cost was $207,882. The cost change difference of $78674 is attributable as follows: $65,632 for Owner directed changes and additions to the scope of work ($6283 tilework, $5625 wood flooring, $18440 painting, $2301 shower enclosure, $13629 new water service, $6213 electrical changes, & $13141 for numerous smaller additional work items) $279 net difference between budgeted Allowance cost items and actual cost $20,142 for cost related to concealed conditions (major items were $12500 for unplanned electrical rewiring and $3820 for plaster patching due to unplanned rewiring and holes made in plaster by owner’s separate HVAC contractor, and $3822 for several small work items) ($7379) negotiated discount agreed to with the owner to resolve issues of paint smudges on refinished flooring and replacement of a radiator due to a shower door swing conflict. I was always upfront about costs, including when a cost item couldn’t be reasonably quantified with certainty. Schedule: It stands to reason when the quantity of work increases, particularly unplanned work. Incorporating that work into the schedule causes the overall time to complete to change. Nonetheless, we accommodated the owner’s early move-in of their contents before the work was finished to save them the cost of a double move. Regrettably, I later rushed the painting ahead of schedule to accommodate their early move in to begin living in the house. As a result, the wood flooring got paint smudges tracked around the house from having all the trades working at the same time as the painters. The smudges didn’t clean up satisfactorily. The owner opted to a discount of $5700 rather than have us refinish the floor. Bottom line is that we did not delay the progress of the work, and in fact rushed it for the owner’s benefit which ultimately cost me their disappointment and a big discount. I thought at the project end when they paid the final invoice 3 months after the work was completed that we had resolved all issues to their satisfaction. I regret that this owner feels so badly about their experience. In 18 years of business, I’ve never gotten such negative feedback directly, or indirectly as in this case.
