Affordable Home Inspections

He was there as promised and provided a standard report (no pictures). After we moved in, we discovered up to 8 cracks in the foundation, 2 structural cracks in the interior, 2 locations in the house where the floor joists are loose, leaking showerhead, stopper in bathroom sink non functional, separated dryer vent under the house with massive amounts of dryer lint strewn about, clogged dryer vent on the outside of the house. , multiple water stains in the crawl space. Its understandable to miss certain things such as loose floor joists, however things such as the disconnected dryer vent, clogged dryer vent, foundation cracks and obvious water damage in crawl space are totally irresponsible. Had he conducted a normal home inspection he should have noticed, and notated all the above. That would have gave us the opportunity to further inspect and or ask for repairs to be completed prior to the purchase of the house. Now we have some serious issues that we are stuck with. The next major issue with Affordable Home Inspections (Kevin Powell) is that he claims to be "Member of the American institute of Home Inspectors". We spoke wiith the Director of The American Institute of Home Inspectors, and he assured us that Mr Powell was not a member. They where going to contact him to request a cease and decist mis-representing his company. When I attempted to address the issues, in all fairness he sent a guy out who reattached the dryer vent and didn't have time to address the other issues but would be back. He failed to show up and when I again spoke to Mr Powell he said "Some people are just never happy and you are one of them". I asked for a refund to that we could hire a Home Inspector that re-inspect our home so that we knew what issues we really have. Mr. Powell has not refunded our money nor has he followed up as he stated he would. I question whether he even went under the house or the attic. Had he went under the house he could not have missed the dryer lint, nor the water marks on the foundation. I find Mr. Powell to be a cut rate, and dishonest. When I discovered the detached dryer vent he said, "I am sorry I don't know how I could have missed that". Then the next time I talked to him about whether he had even been under the house he said "I saw the dryer lint, but I have no idea how old it was, could be ten years old or just a few days, I don't know". The BOTTOM line is things such as dryer lint should absolutely be notated on the Inspection Report as should foundation cracks. Beware and be advised.
