Leah was one of the only realtors who supported our option of staging the house. She worked with our adult children, two who lived in the house, to make the house in tip top shape, moving furniture, storing the unnecessary items out of the way, and helping to keep it that way throughout the process. She was available during many off hours to talk about the process. When the final buyers asked for an extra long closing period, she was constantly keeping us up to date on the activities that we needed to be involved in.
Leah was always on top of things and made appropriate communications to us, always keeping in mind the time change between her and us. She made the connections with contractors to do the inevitable minor repairs. She also made the necessary calls to get the get paperwork turned in so the final docs could be signed within our limited time frame. During the final days of closing,
Leah worked extra hard to make sure the right people had the correct docs. She was persistent in getting the receipts needed to make the closing very smooth.
We are an early-retirement aged couple who have been searching for investment properties in the Boise area since June, 2010.
There seem to be two kinds of realtors—those who understand and negotiate the short sale/foreclosure/REO home market and those who don’t. It is clear that Leah and Dave Morgan fall into the first group. We have yet to meet others in that category in the Boise area, although we looked diligently before meeting Leah and Dave.
Leah and Dave surmounted difficulties in every aspect of the market:
- Finding new listings these days required their sharp eyes and ears. Forget about the MLS emails—you would be way too late. It helps that Leah, in particular, never rests, even though she deserves a respite after working days, nights, and late-late nights, every day of the week.
- Construction issues abound, and Dave’s experience in the building trade helped us calculate intentional-damage-and-neglect repair costs on the spot; Leah’s sense for “something’s wrong here…” found us water leakage and construction mistakes that could have cost us thousands.
- Making offers to people who are >$100K under water requires a patience that many do not possess, when knowing that a bank or banks will step in at some point and say, “All of that was nonsense, you’re dealing with us now.” (They get an A+).
- Of course, anything can and did happen after an offer was made—e.g., owner changes his mind; owner’s realtor has quit real estate and gone to work at the local Target store (or wherever it was); bank 1 changes its mind; bank 2 refuses terms it was offered from bank 1; some dark horse steps in and closes a deal in a back room without any notification; or, oops--the home was auctioned off with virtually no notice. They taught us how to roll with the punches.
- New laws, forms, practices, and lopsided property taxes abound, and we simply feel sorry for others in our position who have to deal with people who think they understand the process.
- Regardless of their corporate history since 2008, lender banks are still pathetically lazy and mistake-prone, and our realtors kept them honest and accurate.
We bought a property and are looking for more, in this market we don’t take a step without advice from Leah and Dave Morgan. Recommending these folks on Angieslist was our way of sharing a success story after having been disappointed with so many other real estate agents.
