Complete Home Inspection
As a realtor in Idaho my clients have hired Justin at Capstone Inspections for two different home inspections. Justin was very busy with other inspections but he managed to fit my clients in on short notice. He was very thorough with the home inspection and the report is extensive. These inspections have allowed the clients the opportunity to negotiate important repairs and a fair price based on the information that he provided. Thank you for your hard work.

Complete Home Inspection
One big miss from our home inspection cost us over $12,000, Justin verified the HVAC system was in working order (turns on and off) via thermostat control, and made note that â The cooling system responded properly when tested.â But he never verified that the system was pushing adequate air. It was not. We learned that when temperatures hit triple digits outside, and would not go below 86 degrees inside. A diagnostic visit from 3 separate HVAC verified inadequate air flow and the need for a whole new system. There was no panel that needed to be removed, or inspection behind a service door to verify airflow. It required only a hand over one of the air registers in any room to know something was not right. And of course Justin included the standard boilerplate CYA lawyer-speak disclaimer on the report, and referred us to that when called on this; â The heating and cooling system of this home was inspected and reported on with the above information. While the inspector makes every effort to find all areas of concern, some areas can go unnoticed. The inspection is not meant to be technically exhaustive. The inspection does not involve removal and inspection behind service door or dismantling that would otherwise reveal something only a licensed heat contractor would discover. Please be aware that the inspector has your best interest in mind. Any repair items mentioned in this report should be considered before purchase. It is recommended that qualified contractors be used in your further inspection or repair issues as it relates to the comments in this inspection report.â We would not have purchased the home had that problem been revealed on the inspection. That is why we pay for a professional home inspector. We will not use Capstone Inspections for future inspections, and caution anyone considering employing their services. Be careful, that decision could cost you thousands.

"Hey Bruce, We do apologize for any inconvenience you may have had. Although, in the report we provided to you after the inspection, (section 14.0) we do state that we are not HVAC technicians, but we offered a maintenance tip. Also, in section 14.1 (heating equipment) we stated that the furnace was short cycling which means that it was repeating start-up and shut down at the time of the inspection and that it should be serviced be a qualified HVAC technician. We also put a video in the report showing the unit was short cycling. Section 14.7 also stated that there was no notation stating that the furnace or AC unit has been serviced in the past 12 months. We also recommended that you had it cleaned and serviced by a qualified contractor so that they could assure you had safe, reliable cool air. We recommend going through the report we send out thoroughly and the repairs be done before the close of escrow so that you do not encounter these types of issues when you first buy your home. Your wife mentioned that you had a bad experience in the past with home inspectors, so I took extra time to go through the house and inspect it to put your minds at ease. I did find other things that should have been addressed as well (leak behind the wall). This was a big purchase and the notes we made in the report were very clear that a problem existed. The buyers wanted to sell the house as is and didn't want to negotiate at all due to getting divorced. This was a rushed transaction (closed in 5 days) that happened back in April/May and I just received a call in July about issues with the HVAC system. It was roughly 100 degrees outside for over a week and multiple individuals' units were struggling at the time, mine included. Again, we apologize for any inconvenience you had."
