"Hey Bruce, We do apologize for any inconvenience you may have had. Although, in the report we provided to you after the inspection, (section 14.0) we do state that we are not HVAC technicians, but we offered a maintenance tip. Also, in section 14.1 (heating equipment) we stated that the furnace was short cycling which means that it was repeating start-up and shut down at the time of the inspection and that it should be serviced be a qualified HVAC technician. We also put a video in the report showing the unit was short cycling. Section 14.7 also stated that there was no notation stating that the furnace or AC unit has been serviced in the past 12 months. We also recommended that you had it cleaned and serviced by a qualified contractor so that they could assure you had safe, reliable cool air. We recommend going through the report we send out thoroughly and the repairs be done before the close of escrow so that you do not encounter these types of issues when you first buy your home. Your wife mentioned that you had a bad experience in the past with home inspectors, so I took extra time to go through the house and inspect it to put your minds at ease. I did find other things that should have been addressed as well (leak behind the wall). This was a big purchase and the notes we made in the report were very clear that a problem existed. The buyers wanted to sell the house as is and didn't want to negotiate at all due to getting divorced. This was a rushed transaction (closed in 5 days) that happened back in April/May and I just received a call in July about issues with the HVAC system. It was roughly 100 degrees outside for over a week and multiple individuals' units were struggling at the time, mine included. Again, we apologize for any inconvenience you had."
