We had an outstanding experience with Katie. We moved to Boise from out of state and she worked with us from the very beginning, before we even arrived in town. We were not easy clients. We were picky, yet didn't quite know exactly what we wanted. She helped us narrow down where we wanted to live and then patiently stuck with us for close to a year while we searched for the perfect home. We made offers, pulled offers, got into bidding wars and we got to see her character through all of these tricky scenarios. Real estate can be a very emotional transaction for people and Katie was flawless, caring, and trustworthy throughout the entire process. My wife shed tears on several occasions and Katie was always thoughtful and genuine in her counsel and guidance. Katie showed us almost 50 houses...on snowy days, rainy days, sunny days, even days when she was sick! She is extremely responsive and never pressured us and wanted to make sure we were completely satisfied. We were buying in an extremely tough market with very low inventory. She was proactive and mailed out personal letters to several homes that fit our criteria but were not on the market. When something wasn't right, she went above and beyond to correct it. This included picking up the tab for an inspection item that wasn't clearly identified. She is a skilled negotiator, her intentions are pure, and she is someone whom we are now proud to call a friend. Katie truly did help us find the perfect home for our growing family!

Katie Miller was the absolute perfect real estate agent. Not only did she help us find the perfect home for our family (while we were living on the East Coast), but she did so in the most gracious, generous, and professional way possible. Perhaps the best way to illustrate this is to describe some of things Katie provided (unprompted) as we looked to buy a house in a crazy market while simultaneously selling our previous house (across the country). In addition to excelling in all the areas that you’d expect on the buying side, e.g. detailed knowledge of the Boise market, immediate responsiveness, a great “gut” sense of the kind of house we would be into (with little more than a few phone conversations to go off of) and strong negotiating chops, Katie provided us a wealth of helpful tips and information to help sell our house in Maryland, even though she wouldn’t see a penny from the transaction. It turns out that agents often refer their clients to agents in other in locales they’re not active in exchange for part of the commission. Katie, again, unprompted, offered to interview the agent we were considering using and credit any referral back to us. So, in addition to helping us sell a home thousands of miles away, Katie managed to save us a significant amount of money in the process as well. Of course, that only touches on the level of service Katie provides. She’s incredibly responsive via email and text. Just this month (well after our closing) she helped find comparable sales to provide the county appraiser in about 15 minutes. She sent us daily updates as new homes we might be interested in came on the market, and sent us videos of her walkthrough of interesting houses because we weren’t able to make it ourselves. She also made time to visit some of the more likely prospects with our family members so that they felt comfortable with the process too. We could honestly go on and on and on… but suffice to say, Katie is great. Literally every person we worked with on the sale of the home commented on how fortunate we were to be working with Katie (from tradespeople handling repairs of our house to the folks handling our mortgage). And they are right. She is exceptional, we trusted her explicitly, and will always be grateful to her.

We found Katie completely by chance-the lucky result of an online referral as we were looking for a retirement home out of state. It had been 19 years since we had sold/bought a home and the process is very different now. Katie had a couple looking for a house in our area and we agreed to let her show it to them, even though we were months away from listing our home. She met with us first and went through everything with us. She was very open, thorough and candid. She even covered the many questions we had from a buyers perspective as we searched for our new home out of state. It would have been ideal if she could have been our agent on the buying end too. Although the house didn’t work for her clients, we were so impressed with Katie from the first meeting we knew we would list the house with her when we were ready to sell. Once we listed the house with Katie we had the chance to work with Katie’s extended team-a home stager, a photographer and the repair specialists for items that came up in the inspections. All were as highly competent, considerate and professional as Katie was. While not the intended purpose, the professional photographs were a perfect keepsake for our daughters of the home they grew up in and were selling to move closer to them. We really appreciated Katie’s approach to pricing our home. We had done an extensive high end remodel 5 years earlier and we wanted the price and presentation in the sales materials to reflect the investment we had made. Katie went beyond providing the comps for recent sales and listings in our area. She reached out to the selling agents for several homes priced at the top end of the market and used that information to justify a listing price that was significantly higher than the typical price/sq foot in our area. Our house listed on a Thursday and we left town to house hunt out of state. Katie held a 3 day open house and by the time our plane landed on Monday we had a cash offer. My husband and I are both business professionals and have high service expectations. A sale of a home involves a lot of work and coordination to deal with the expected and unexpected things that come up. Katie did an outstanding job of preparing us for what we needed to do as sellers, she was so thorough and clear in all communication and she followed up every step of the way to make sure we were satisfied and comfortable with every step in the process-including staying in touch with us post move. Over the 5 month period we worked with Katie, there was never a moment she didn’t exceed our expectations.

Because of my career, my family and I have moved homes 9 times in the past 18 years. One of those relocations brought us to Idaho and we found Katie to help us find a house. Best agent we have ever worked with BY FAR!!! Her professionalism, personality, genuineness, and integrity set her above the rest. I can not say enough about Ken and Triple Cord Realty. We had to find a home in a one-week visit and we didn't know any Realtors in the Boise area. I picked Triple Cord because of all the positive reviews on Angie's List and Katie Miller set me up with Ken. I explained that we would be more dependent on him than normal since we were not local and could not be present for the home inspection, closing, etc. and he was willing to help. From day one Ken was absolutely available and committed to our search and helped us locate and successfully close on a great house at a great price. He was instrumental with the home inspection and getting the seller to repair all the items noted, visiting the property over and over to make sure everything was done correctly. He even volunteered to go back and make sure the painters we hired had access to the house prior to our arrival. There is no way we could have successfully located and closed on a property remotely without the exceptional service Ken provided. We couldn't have made a better choice and we're grateful for all the help!

September 2016) We were selling our house in Oregon and looking for a house in Meridian, so we were going back and forth and had a lot going on! Our time frame was tight, and we had just two weeks to look for a house. Katie was a God-send!!! We found the perfect house in the first week. After looking at a few others, Katie called us out of the blue and told us to hurry over to a house that hadn't even hit the market yet. We did, fell in love with it, and put an offer down, which was accepted. We needed a place to live, and Katie worked with the seller's agent for an agreement to let us rent while waiting for escrow to close. The sellers had divorced and were living in two different states; again, Katie worked miracles in seeing that the sellers were on board with particular issues that arose. Here's what we liked best: we were able to leave Idaho and return to Oregon to finish up the move there without one iota of worry. Katie was in constant touch with us and everything went as smoothly as we hoped it would; and secondly, Katie's high ethics and caring were reflected in everything she did throughout our experience with her. Literally, everywhere we went we heard the same thing: Katie is the best there is, Katie is fantastic, you have the best agent in the business, etc., etc. After getting to know Katie and seeing her in action, we couldn't agree more!!! So great! Everyone talks about how buying a home is so hard and difficult. Triple Cord honestly made it fun and exciting. Yes there are a lot of details but they do such a wonderful job explaining everything and are on top of everything for you! My husband and I would absolutely recommend Katie and her team for anyone buying/selling their home. They went above and beyond in making sure everything was in order, that nothing was missed and that we felt cared for during the entire process. (February 2016) Katie is a great agent! She is on the ball and was very quick to respond to our communications. She is friendly and very comfortable to work with. There was never any hint of trying to get us to buy a house we didn't want (she kept us within our price range). It was important for her to make sure we felt good about the house we chose to buy, not rushing us in to anything.

Becka is an amazing agent! She really knows the area well and is very enjoyable to work with. Although this process is sometimes stressful, Becka calmed by anxieties by getting us a full price offer after 5 days on the market!
