I listed my home through a local FSBO company that took professional pics and video, provided signs and all the documents required. That company did not offer the service of listing in the MLS. I searched the internet and found eFlatFeeRealty.com. Called the number and reached Scott and explained that I was using a local FSBO company and already had pics and videos and listings on sites like Zillow, Craigslist, Yahoo!, etc... All I wanted was to list my house in the MLS. He quoted me an original price which was too high and then we agreed on a price of $250. I sent him 6 pictures, a 1000 character property description, the listing agreement where I specified the buyer agent commission, etc... The agreement was that in the MLS my phone number would be listed so that if a buyer's agent wanted to request a showing, they could contact me directly. If they did an online inquiry through the website Realtor.Com, it would go to the realtor/broker listed(there has to be a listing agent to list a property in the MLS) and they would either forward to me via e-mail or call me. This was 2.5 weeks ago and here is what has transpired since: - Since I paid them, no one will answer the phone. I will call, it will not go to voice mail right away meaning they are not on the phone, they will not answer, but will text back almost immediately. If this is their business model, it was not disclosed up front and is VERY frustrating for someone who is not a big texter. - They posted the ad in the MLS as they said they would. When they did, the MLS fed all the other sites(Zillow, Yahoo!, etc..) and overwrote my ads. My ads allowed people to contact me directly. Once in the MLS, people couldnt respond via these sites directly to me. Responses could only go to a buyer's agent who pays to be listed on these sites (this is how these sites make their money). Even though I explained that I had my own ads and only wanted in the MLS and Realtor.Com, it wasn't disclosed that it would feed these sites and overwrite all my ads and basically substantially reduce my odds of selling my house without a buyer's agent involved. I asked them to remove their ads(via text).. They said, via text, they would follow up but havent' heard anything back. - After 2 weeks, I hadn't received a single inquiry through the MLS which I thought was strange as I was getting inquiries and showing requests regularly through the other channels. I went to realtor.com and noticed that my property description wasn't there and called them to fix( it didn't answer, so I texted) and asked to verify that my phone number was actually listed in the MLS. "Coincidentally", I received calls from 2 realtors that very next day which tells me that they did not have my phone number listed in the MLS like they agreed to. - Also, to test to see if online inquiries were getting to me, I had people I know go onto Realtor.Com and submit requests for additional info and for showings. These requests go to the eflatfeerealty agent listed as the listing agent. After 3 days, neither myself or the people who submitted the online requests have heard anything. I texted the listing agent(won't answer the phone), and he responded that his marketing company received the online requests and was supposed to forward them on and he would follow-up. If things don't improve quickly, am going to demand my money back as it doesn't do any good to list in the MLS if interested party's requests go into a black hole and never reach me. At this point, would not recommed this company.
