The master bathroom had several plumbing issues. The sink's hot and cold water was reversed (no big deal) but the beautiful frameless glass shower had no hot water. After some investigation, we determined that he ran two cold water lines to the shower! Okay, small mistake we were able to correct on our own. Additionally, the vanity light was wired through the GFC outlet - I don't believe there's anything inherently wrong with this but it is definitely not standard practice.
In the guest bath, the new plumbing stack was brought through the basement by notching a significant chunk (more than 70%) of a floor joist without reinforcing or sister-ing it.
When we began unpacking our dishes we noticed that some of the cabinet shelves were drooping. We realized that half of the cabinets were installed improperly with the metal pegs above the shelves and the plastic braces below (instead of the other way around). Okay, another small mistake we were able to correct on our own. All of the stainless steel appliances appear to be used - the dishwasher had no utensil holder that we had to buy after the fact. The refrigerator's water hookup valve (ice-maker and filtered water) is cracked and we are still attempting to buy a replacement.
We decided to install a ceiling fan in the living room which has a 13-foot valuted ceiling. Conveniently, there was already a switch on the living room wall near the entry that appeared to do nothing. Perfect, we can just wire the new fan to that. Once we got up in the attic to snake the wiring through we noticed that the wiring from that switch was left exposed but was buried in insulation. IT WAS A HOT LINE! That is a severe fire hazard and makes us question any electrical work done in the house. Larry claims he's a certified electrician so we assume someone else performed the work and he didn't verify it. Either way, that's completely unacceptable.
We negotiated to have all the large casement windows (12 total) replaced since they were single pane and many did not open. Larry split his cost with us 50/50 which we felt was a good deal. However, the sealing and caulking job was extremely subpar. None of the windows were sealed properly and we had to cut out the caulking he did and recaulk every window ourselves (both interior and exterior).
Larry did significant work in the backyard including removing several tiered wooden retaining walls, bringing in dirt, grading the new dirt and installing a new cement retaining wall to provide a more level, usable backyard. He also poured a large cement patio off the 3 seasons room. Due to the significant rainfall, large swathes of the dirt compacted or washed away leaving the backyard severely lopsided and many places where the dirt washed away from the bottom of the patio leaving it exposed. Our contract also stated that Larry was supposed to sod the entire backyard but he was unable to due to the alternating heat and heavy rainfall we had this summer. He offered us $500 compensation which we agreed to so we don't hold him accountable for the lack sod. However, he attempted to seed the lawn which failed miserably and is now mostly water grass and creeping charlie. We are having to work with a landscaping company to kill the entire back lawn, bring in a significant amount of dirt, re-grade it and re-seed it.
Some of these things should have been caught by our home inspector (we didn't list those that were caught as he remedied everything we brought up) but many couldn't have been identified. However, the fact that so many things were done subpar or completely wrong is frightening, especially the electrical work.
UPDATE: In response to Larry's comments:
We did not contact you prior to our review because our contract was closed and knew you had no further responsibility in remedying the errors. As you know, home warranties have deductibles and take time to resolve. In each and every case, it was cheaper and quicker for us to resolve the issues ourselves (with my father and father-in-laws help). In addition, we realize that most of these should have been caught by the home inspection and I said as much in my first review. We have worked directly with the home inspection company to resolve those issues. However, that does not preclude me from posting a truthful review of your work. If you'd like to speak in person to go over each item I noted, I'd be happy to revise my ratings and update my review to reflect your concerns and follow up.
I notice you did not respond to the single largest issue I pointed out - the fact that there was an open, live wire buried in insulation in the attic. It is an extremely disconcerting and unsafe error that no one could reasonably expect a home inspector to identify. Prior to discovering that, I did not intend on writing a review on the other, admittedly minor things. Would you like to comment on that?
MASTER BATH: I will happily provide pictures of the rework required for both the faucet and shower. It was a couple hours of work and was free since my father-in-law had all the necessary PEX installation equipment and extra piping. Regarding the GFCI outlet, both a certified electrician and the MidAmerican energy auditor said it is abnormal wiring. As I understand it, there's nothing inherently wrong but when 2 unbiased parties mention it is abnormal, I take their word for it.
KITCHEN: Regarding the kitchen cabinets, the fact that half of them had the metal brackets above the shelf seemed odd. I readily admit that I don't know how cabinets are shipped. Like I said, it was not a big deal and we fixed it in 30 minutes. You are correct that you never advertised the appliances as new, however the complaints we have are still valid. Should they have been caught by a home inspector? Maybe. Could we have paid the home warranty deductible to resolve it? Yes. Was it cheaper and more timely to resolve it ourselves? Absolutely. It took 30 minutes to install a new valve and filter.
WINDOWS: We did not have the home inspector inspect the windows since they were not completed until after the initial review. I readily admit that it is our fault for not having the inspector come out a 2nd time for the final walk-through and you hold no liability for how they were installed since we signed off on the contracts. Which again, is why we did not contact you to resolve it. But the fact remains that we had to re-caulk them due to the sub-par initial job. Again, $20 of caulk and a few hours of work - easy to fix.
BACKYARD: In my initial review, I said that we didn't hold you responsible for the lack of sod. But again, the work completed was sub-par. I'm sure you sub-contracted the work out but there is still significant rework necessary from a grading perspective. From our discussions with landscaping companies, we discovered the patio was built 8-12" too high and regardless of rainfall, there was never enough dirt brought in to ensure proper drainage. We obviously weren't going to kill the entire deal for the backyard but we had hoped for more.
OVERALL: Excluding the cost of landscaping the backyard, we're out a weekend's worth of work and a trivial amount of money. We knew we would have to spend so

Please allow me to clarify a few things. First of all, we do not flip homes. That is a derogatory term. We remodel homes. Thus the name Remodelworks! Secondly, regarding your plumbing issues, I question the validity of your claims. You have my cell number. I would have been happy to stop by and help you resolve those issues if they truly exist. Additionally, I purchased a $500 home warranty for you. If you had issues, and didn’t want to call me, why didn’t you file a warranty claim and have a plumber come out to resolve the issues? I also question your claim about the bathroom light being tied to the GFCI. This is a common practice, especially in a wet location where shock protection is desirable. Let’s move on to your kitchen cabinets. There is no way for me to know how a client will want their cabinet shelves configured. Therefore, I leave the shelves just as they are when they come out of the shipping cartons. The cabinets were not installed improperly as you claim. The white plastic braces you refer to are not braces. They are there to hold the shelf in place during shipping. You may discard them. You should only use the metal pegs and they should go under the shelves. One at each corner. I am responding to your concerns as respectfully as I can Mr. Bloom, however, you had the home inspected, did you not? You presented me a list of three items to be repaired prior to possession that were identified in your inspection report. Why did your inspector not identify these problems? The appliances are NOT new and they were never represented as such. This should have been obvious when you viewed the home. Or, perhaps, not. They were used stainless steel appliances that were in very good condition. Homes simply show better with appliances. You requested the appliances be left in the home in your purchase offer. I granted that request and let you have the appliances at no additional cost. If you don’t want them, I’d be happy to stop by and pick them up. The wall switch that you refer to controls the bottom outlet of the living room receptacles. This was common in homes built during that time period. The switched outlet(s) were used to control floor lamps. The windows were installed correctly and you inspected them prior to possession. I seeded the lawn twice to repair damage following the installation of the concrete patio and retaining wall . The middle of summer is not the time to start or repair a lawn. I disclosed that to you when we met. I knew it would not meet my or your expectations prior to closing, so I contacted you through our realtors and offered you a $500 credit so that you could address lawn issues on your own. You accepted that offer. I’ve put considerable thought into writing this response. You made no attempt to contact me to share your concerns. Instead, you chose to sabotage my integrity through social media. I would suggest that next time you have concerns with your contractor or any other service provider, you contact them directly and simply share those concerns. I believe they will happy to assist you as I would have been. I complied with every request you made of me throughout your purchase of this home and I did it in a timely fashion. Excellent experience with Larry and the RemodelWorks team! The communication with Larry and Annette was extremely timely from the moment I requested a quote through the very end of the project. Larry met with us to discuss our project and gave some excellent "outside of the box" ideas which we loved. We hadn't thought about removing the existing whirlpool tub and expanding the shower but after talking through it with Larry we were 100% on board. I appreciated how he brought his experience and expertise into our project to help us make the best decision for this remodel.

The original quote was very close to the final price of the project. The variance was due to changes in materials that we had requested.

We were very happy with all the team that worked at our house. The granite guys neatly removed the old counters, sink, and related hardware and prepared the surfaces for the new granite. Because the old laminate was thicker than the granite and we wanted to preserve the tile back splash, they had to build up the tops of the cabinets where the counter tops rest. Then they brought in and installed the new granite and the sink, which we had purchased ourselves. Later the plumber installed the new faucet and garbage disposal, which we had also purchased ourselves, and his crew took out the old toilets and installed the new ones, which we had bought and had waiting in the garage. The team hauled away everything that we chose not to keep or dispose of ourselves and left our home neat and beautifully finished!
We were extremely pleased with Mr. Fixit and Remodelworks! and would hire this company again without hesitation. At every step of our project we felt our questions were answered, and the work was exemplary. The crew was courteous and respected our property, leaving everything clean whenever they finished for the day. I chose Mr. Fix It because they submitted an estimate which was for the complete lighting project for my kitchen. Until they submitted their estimate, I was unsure how to proceed to get a complete lighting project for my kitchen.
My kitchen lighting is great now, I have dimmer switches on both the recessed lights and the pendant lights. NO more working in my shadow to do things close to the kitchen sink.
I had them install bathroom cabinets as they can do it so professionally in a short period of time.
