We were having trouble finding an appraiser who could provide an appraisal in less than 3 weeks and that would endanger the closing because extension was not guaranteed by HUD. Mr Potter did the original HUD appraisal and so we were given permission by our lender to check to see if he could do the work any faster than 3 weeks. He promised a timeframe for the report to the lender of about 10 days. When the lender checked on the appointed date, Dec. 17, Mr. Potter indicated that he had done the on site work but did not have the report done. It was then promised for Dec. 19, which would just barely get it in in time to meet our closing date. Instead, the report came out Dec. 28 and we were forced to ask for another extension. That request was denied. Everything else was ready for the lender's approval so we could close except the appraisal report, so our failure to close on this house was entirely because of the late appraisal. Our total wasted expense for this failed deal has been almost $3000. To add insult to injury, Mr. Potter quoted $350 for the appraisal, but when my credit card statement came out it turns out he charged $450. As appraisals go the report was thorough, but when you lose the house because the report is late, the quality of the report is irrelevant. It was extremely unprofessional for Mr. Potter to lie about when he could provide the appraisal report, and also unprofessional to charge more than his verbal quote without at least calling to explain why more was being charged. I would not recommend this appraiser to anyone under any circumstance. Elizabeth Nichols
Description of Work: To provide a residential appraisal to our lender prior to loan approval. Lender and appraiser agreed on a date when the written appraisal report would be provided, and that was approximately 10 days after Mr. Potter was engaged. I provided our credit card number for the service to be charged to our account. The report was provided 11 days late and consequently we lost the house because the owner, HUD, would not allow the extension necessitated by the late appraisal. Mr. Potter understood that we were under a strict deadline.
