Terry has over 30 years experience performing home inspections and produces on-site, computer printed Reports, utilizing the professions latest testing equipment and technology. Discounts are provided to first time homebuyers. Radon testing is available upon request. Realtors often state that they hope Terry is available for their buyers because he is very thorough. But, when he is inspecting one of their listings, they are a bit aprehensive for the same reason. Be sure to book your inspection well in advance, because scheduling sometimes takes a week or more.

"On January 2, 2008, Terry Steinbach, Professional Home Inspections, Inc. preformed a home inspection for the members on a very well built, 3 year old home. Please note that this review was submitted over 6 years later, in March, 2014. In June, 2008, the Cedar Rapids area experienced devastating flooding that resulted in hundreds of homes being damaged to the point that they had to be torn down. The home owned by this client, however, is located miles away from the primary flood zone, and is not located in a 100 nor 500 year plain. That summer, when the member called me to tell me that there were several inches of water in their basement, I immediately went to the house to see what had transpired. What I found was that the entire neighborhood had been subjected to inadequate rainwater management, due to a blockage in the storm-water management system (which was approved by the City) located several hundred yards away from this property. When I performed the inspection in January, the exterior temperature was 4 degrees F. and there was more than 12 inches of snow on the ground. Even with the snow on the ground, it was apparent that the perimeter grading was not inadequate to direct normal rainwater away from the foundation. I have performed over 15,000 home inspections over the last 34 years and I stand behind those inspections, meaning that I make things right with my customers if they are affected by something that I may have overlooked. I believe that this review, however, is unreasonable and unfair. How could anyone inspecting a single family dwelling in the middle of winter anticipate that the City's storm-water management system would fail months later under a catastrophic event, let alone provide a warrantee to the homeowner for the City's shortcoming?"

Terry was super professional and courteous. We couldn't get into the garage; we were in contact with the seller to try and get that taken care of, he drove over to this side of town each time we thought we could get in. He brought good things to our attention and offered suggestions for the best ways to handle them.
This was our first home and our inspection report was very detailed. Terry was flexible, easy to get a hold of, and in constant contact with us about our appointments. We ended up buying the house =) and the only issues we've had are things not covered by an inspection.

Terry did an amazing job. Not only did he do my new home inspection, he also coordinated the other inspections (radon and termite) to be done at the same time. This freed up a lot of my time and worry, and did not inconvenience the sellers.

He was very professional and knowledgeable. He was able to do the inspection, print off the report and do the money transaction all on site. The report was very detailed. He came back and actually re inspected some of the repairs as well.

"Having been evaluated by a customer that I both worked for and perhaps against, I would like to clarify the information in this review. The reason for saying that I may have worked against this client is because I inspected their home, built in 1978, for someone else on April 2, 2013. I then worked for this client on April 12, 2013 performing an inspection on a much newer home (built in 2004). Both inspections were in April, not in May, and my fee was $350.00, not $400.00 as stated in their review. Because the grades given for my work did not specify any reasons for less than professional work, I cannot respond to anything other than to say that I provided the same level of expertise to the buyer of their home that I did for this client when I inspected a newer home for them. I have a feeling that they wish that I had not been so thorough during my inspection of the house they were selling. That would account for the factual discrepancies in the evaluation they submitted."

He was super-good and saved me from buying a money-pit house. He saved me $200,000 so that was a pretty good deal. He was super-thorough and spent over 4-1/2 hours doing our inspection. Terry took pictures and included them in his report. He was very good.

Terry was very courteous on the phone during our initial contact. He asked good questions including whether I wanted a termite inspection and radon level test done. The termite inspection man he recommended was very pleasant to work with (I can't remember his name right now), and Terry sub-contracted out the radon level test, which was included in the total bill. He was right on time for our meeting at the property. I went around with him as he evaluated the home and he explained his findings as he went. As a first time home buyer going through the process by myself, Terry was supportive and patient. He pointed out extra things that were helpful to me like where the gas and water shut off valves were, and some basics about the workings of the furnace and water heater. As he worked he would periodically enter notes into his computer, and he printed out the report for me before we left, and emailed it also. The document was easy to understand and very professional looking. After I'd negotiated work to be done by the seller I called Terry to see if I could hire him to come back and inspect the work they'd done. Terry did this 2nd inspection free of charge. When he noticed some work not done properly he advocated for the proper fix with the seller, who was on site for this visit to the property. Terry was so easy to work with! He seems to be a gentle spirited, thoughtful individual and brings those qualities to his work. He was recommended to me by a friend of mine, and I highly recommend him to you. He gives a discount for first time home buyers.

Terry was excellent, he did a very very thorough inspection of the property. Even though this was new construction he did find a few things that were areas of concern or just simple poor craftsmanship. He also noted several things that were necessarily a 'problem' but things to keep in mind. Such as a 'modest' quality furnace, he was very good to point out that the furnace would fill our needs and adequately heat the house but was of a lower quality and may not have the longest life span. The basement in the house was unfinished but studded for rooms. Terry noticed that the studs had crowns going the wrong way and put that in the report so the builder was forced to correct the walls. This is something that we would not have noticed until we went to hang drywall and had to have done it at our expense. When/if we purchase again Terry will be doing our inspections. I have already recommended him to several friends.

I was purchasing a condo by myself. I was recently divorced after 30 years of marriage. Terry was wonderful to work with and carefully explained his inspection report. When I read the inspection report, I was much more comfortable purchasing the condo on my own.

Our experience with Terry was outstanding. We really appreciated his background as a builder and his knowledge of our particular property -- he was able to give us an idea of the condition of the house six years ago, when he inspected it before. He was incredibly thorough, exceeding our expectations. Several people we showed the Home Inspection Report to commented that we must have found a really good inspector. I couldn't agree more! Going "above and beyond", Terry responded quickly to a concern we had by returning to the property and following up on a specific area that we asked him to take a closer look at. This kind of service is sorely lacking in today's world.

This is by far the most professional and thorough inspection I have ever had on a property. Terry took his time to ensure nothing was missed. Terry isn't only extremely thorough, he is amazingly patient and helpful. He answered every single question we had. He even took time to explain to us what radon is, why it is an issue in our area, and how the radon mitigation system works. He jokingly called it "Radon 101". It was very informative for us, since we are not native to the area. I also can not rave enough about the on the spot report he printed out for us. The report is extremely professional. It is bound and cover protected. It includes a table of contents, a report overview, and sections dedicated to structural, exterior, and interior components, roofing system, electrical system, heating and cooling system, insulation and ventilation, plumbing system, appliances, and even a section on maintenance advice. The report is broken down utilizing the following areas: major concerns, safety issues, improve, and monitor. It is great, because not only does he tell you what is an immediate issue, he also tells you what can become an issue down the road. There are also pictures throughout the report to illustrate any area he references. Again, by far the most user friendly and professional report layout I have ever seen. We choose Terry after reading the reviews found here on Angie's List, and I am so happy we did!!

This was our first time buying a home and Terry made my hyper-reactive wife settle down with only eases of tone and professional style. Terry walked us through the house letting us know the good and the bad. Since he was also the inspector 3 years ago when the current owners had this done, Terry was able to give us valuable insight to how well (or not well) the house has been treated the last several years. He was professionally ready with technolicy and we walked out of the empty hours that day for a full color bound in a protective cover, ready to tell us vital things and the solutions to that. I would suggest Terry for every single people. He gave me perspective on our 1st home purchase. His experience really helped out quite a bit. I trust him 110% and he literally saved of $5000 by letting the sellers know the the roof needed to be done no later than the first week in July. Some other contractor might not be so honest and on our side.
