Terry Steinbach, Professional Home Inspections, Inc. provides home inspections throughout Eastern Iowa's corridor. Terry has over 30 years experience performing home inspections and produces on-site, computer printed Reports, utilizing the professions latest testing equipment and technology. Discounts are provided to first time homebuyers. Radon testing is available upon request. Realtors often state that they hope Terry is available for their buyers because he is very thorough. But, when he is inspecting one of their listings, they are a bit aprehensive for the same reason. Be sure to book your inspection well in advance, because scheduling sometimes takes a week or more.

"On January 2, 2008, Terry Steinbach, Professional Home Inspections, Inc. preformed a home inspection for the members on a very well built, 3 year old home. Please note that this review was submitted over 6 years later, in March, 2014. In June, 2008, the Cedar Rapids area experienced devastating flooding that resulted in hundreds of homes being damaged to the point that they had to be torn down. The home owned by this client, however, is located miles away from the primary flood zone, and is not located in a 100 nor 500 year plain. That summer, when the member called me to tell me that there were several inches of water in their basement, I immediately went to the house to see what had transpired. What I found was that the entire neighborhood had been subjected to inadequate rainwater management, due to a blockage in the storm-water management system (which was approved by the City) located several hundred yards away from this property. When I performed the inspection in January, the exterior temperature was 4 degrees F. and there was more than 12 inches of snow on the ground. Even with the snow on the ground, it was apparent that the perimeter grading was not inadequate to direct normal rainwater away from the foundation. I have performed over 15,000 home inspections over the last 34 years and I stand behind those inspections, meaning that I make things right with my customers if they are affected by something that I may have overlooked. I believe that this review, however, is unreasonable and unfair. How could anyone inspecting a single family dwelling in the middle of winter anticipate that the City's storm-water management system would fail months later under a catastrophic event, let alone provide a warrantee to the homeowner for the City's shortcoming?"
This was our first home and our inspection report was very detailed. Terry was flexible, easy to get a hold of, and in constant contact with us about our appointments. We ended up buying the house =) and the only issues we've had are things not covered by an inspection.
"Having been evaluated by a customer that I both worked for and perhaps against, I would like to clarify the information in this review. The reason for saying that I may have worked against this client is because I inspected their home, built in 1978, for someone else on April 2, 2013. I then worked for this client on April 12, 2013 performing an inspection on a much newer home (built in 2004). Both inspections were in April, not in May, and my fee was $350.00, not $400.00 as stated in their review. Because the grades given for my work did not specify any reasons for less than professional work, I cannot respond to anything other than to say that I provided the same level of expertise to the buyer of their home that I did for this client when I inspected a newer home for them. I have a feeling that they wish that I had not been so thorough during my inspection of the house they were selling. That would account for the factual discrepancies in the evaluation they submitted."
