Kama'aina Property Management LLC

We hired Alana Dela Cruz, owner of Kama'aina Property Management, Llc., to manage a single family home in Hawaii from Feb 2010- Feb 2012. From the start, things were never very professional and we have a laundry list of things that were not done properly so I will just list them here. The number of tenants who lived in the property exceeded the tenants on the lease. Alana did nothing about this fact Numerous complaints came from neighbors regarding noise and fighting inside the house, as well as, in front of the house. Police were called several times. Monthly financial statements were never provided by Alana Late notices were never sent nor late fees charged for late rent Receipts for repairs done to the house were only provided after asking several times and sometimes were never provided. After the tenants vacated the property and we were able to get in, we found several serious issues that were never conveyed to us. Full damages were not received from the security deposit after the tenants moved out and no explanation as to why Basically, poor communication with Alana was ongoing and frustrating. We felt she was working more for the tenant than the owner or no working at all. She just collected her management fees and that was it. We hired a new property management company after Alana was let go and what a difference! Monthly financial statements, higher rent, great tenants, the neighbors are happy and we have open communication with our new property manager. If something goes wrong with the property, we are made aware immediately and the issue gets resolved. So simple! One year later, she has just provided us with an incorrect 1099-misc. We have emailed her twice with no response. It is no surprise that the 1099 is incorrect, as she never provided monthly financial statements. We are going to pay on the incorrect 1099 without trying to correct it because it is so hard to get any honest answer or written proof of anything from Alana. We are just so happy to be rid of her. Do not hire Kama'aina Property Management, Llc because you will regret it.
