At first we thought Ruth was very helpful until we realized she wanted to keep us looking in an area that was at the top of our price range and excluded properties that paid less than 3% commission. We also encountered a significant problem when we negotiated for a lower commission on a house we were interested in, because the sellers wouldn't pay a cooperating commission. Ruth made us sign an exclusive buyers representation agreement and pay $5000 retainer. Once we signed this agreement she became the worst realtor imaginable. The poor communication that resulted lost us 2 properties, and when we tried to cancel the agreement she stalled mediation for almost 6 months. And then at mediation she walked out at the last minute on a tiny technicality. So now we are still stuck in this agreement and can't purchase any home without her getting a commission, even if she did nothing. She may know her profession very well, but stay away from her because she is ruthless.
