As first-time homeowners, we were pretty nervous and especially since our house was over 60 years old and not sure what surprises we'd find.
The only surprise was that there were no surprises!
First of all, James was super patient with my wife and I as we worked through what work we wanted to do and could afford. He gave us honest answers as to what could and could not be done within our budget and I appreciated it when he was honest about a few of our crazier ideas.
Once reno started, James and his crew did a really great job and I was impressed by the high standard of the finishes and just their overall commitment to quality work. Work proceeded at a good pace, James kept us up to date on what was happening and he never made us feel stupid with all our questions and suggestions. Everything was cleaned up at the end of every work day which was important cause we were living here the whole time.
The bid price was fair for the scope and quality of the work, and the coupla change orders we requested were dealt with fairly and efficiently. Follow-up has been terrific and James has been great about taking care of the inevitable few small things that were left at the end of the job.
Even my wife said she'd hire All Build again and, trust me, she's usually not that complimentary!
More than six months after having our permit approved and starting work, our project is still not complete and we've had to retain lawyers to respond to Mr. Sim's threats of litigation against us. After a minor dispute regarding the quality and accuracy of his subcontractor's work, Mr. Sims agreed to fix the work only to change his mind and walk off the job.
Here is a partial list of problems we encountered working with James Sims of All-Build:
* No contract was provided despite repeated requests for one. He also failed to provide required disclosures in direct violation of state law (HRS 444-25.5)
* Project consistently ran behind schedule and we were not updated regarding delays
* Approximately four months later, we are experiencing quality and durability issues with work performed by All-Build and its subcontractors. Mr. Sims built our deck and railing himself, and we have found numerous issues with his work. Flooring was not installed as per manufacturer's specifications. Additionally, exterior paint is already peeling.
* Workers, including Mr. Sims, left behind live wires hanging from the front of our home and in the newly constructed bathroom, over 200 loose nails in our yard, an opened package of grout spilled on the grass and a bucket full of slurry, a brand new box of flooring plus half an opened box and a roll of underlayment were left exposed to the elements, and several cubic feet of waste were not disposed of, including a large pile of drywall scraps.
Even though Mr. Sims failed to finish the project on time and voluntarily walked away refusing to complete the work, he is demanding more than the amount due if the project had been fully completed.
If you're looking for excuses, James Sims of All-Build has those in plenty. If you're looking for an honest contractor who does quality work, keep looking and good luck.
"We apologize for the flooring showing early wear on the bamboo. We installed the flooring correctly; the factory finish was not as durable as Wisteria Lane had claimed. We are not using flooring from them anymore. There was some trim that was overlooked under the counter top; we went back and added the trim to match the house and painted it to match. We do our best to find various products to make our projects high quality with unique details; and also do what we can to remedy any mistake. We care about what we do and want customers to use us again."
