Now, the time has come for me to make a change, and I thought I'd explain why here.
There are a few factors that make my property rental situation more challenging: distance (around 3,000 miles between me and the property), the age of the home, and the fact that the property is a financial burden with net losses every year. By changing property managers, I'm hoping for the following:
greater sensitivity regarding the timing of expenses--In 2014, the maintenance and cleanup costs for my home were over $4,000. Most of these costs were incurred during turnover in March. I'm asking my new property manager to walk the property at least once a year and provide advance warning to me when repairs are required.
greater support with storm or act of nature repairs--In May 2013, a storm damaged my home. The Jander Group was able to provide an account of the damage and help with most repairs. However, the Jander Group was unable to find a vendor for two repairs. I spent quite a few hours over a couple months getting estimates and finding a vendor for the remaining repairs via the Internet.
In summary, I have an older home (a 1922 bungalow) that could benefit from more hands-on property management. I simply need greater support than most landlords.
