The pool installation was completed satisfactorily.  Pool enclosure Notice of commencement 3/12/07.
On 7/10/07 SE Dollen filed a sub-contractor lien for the electrical work of $905.  Owner was a foreigner and did not react to the lien.
On 7/8/08 SE Dollen filed a lis pendens to foreclose on the construction lien.  Again, homeowner failed to act.
On 5/1/09 SE Dollen obtained a foreclosure judgment for $3,962.68 (original $905 plus $2500 in legal fees and $142.40 in interest and $415.28 in court costs.  On 6/2/09 SE Dollen bought the property at foreclosure and was issued a certificate of title on 6/15/09.
He had the sheriff evict the owners who were shocked at the situation, not understanding any of the legal process and notice.
When they asked if they could buy it back SE Dollen told them yes for $7,000.  Since the house was underwater already on the first mortgage they moved out.
On 3/15/09 GMAC filed a lis pendens on the mortgage but did not take action to foreclose until December 2012.
SE Dollen failed to make HOA payments or maintain the property, rented the house for at least a year, still did not make HOA payments and then sold the house via a quick claim deed to two young buyers who were not aware of all the unpaid HOA fees since they did not go through a title company and do a title search - they had trusted Mr Dollen and HIS attorney.  Those buyers still failed to make most of their HOA payments and were evicted when the bank finally foreclosed in Dec 2012
Mr Dollen has filed this type of sub-contractor lien on other cases.  If it happens to you, contest the lien.
 Note that SE Dollen also sought foreclosure on Timothy Crissey for his subcontractor work on a pool built by Ground Design Pools.
Mr Crissey fought the case in court and was awarded a judgment against SE Dollen on Feb 14, 2002 and a judgment against SE Dollen for their legal fees.
BOTTOM LINE:  Should not use SE Dollen as a sub-contractor on your pool construction.  If the pool contractor insists - make sure you get a lean release for all sub-contractors, especially SE Dollen
