"We want to apologize for not sending your report. We did visit the site and gave you a response of the conditions in the property that you were buying. So, the engineering work was done. During that time we had a breakdown in our computer and lost important information among them was your request. Also, you may have been text-messaging to our land line because we never got your messages. We have been in business for over 32 years and always respond to my clients needs. You can check this with another provider Home-Advisor where we have over 60 positive reviews and no negative reviews. We would offer a 50% return of the cost for the report, if you would consider changing or removing your review."
There were some follow up questions I asked Luis but I felt he was being too professional in answering them, I guess that can be a good thing for them, but not for me. I was just looking for basic opinions on the shape of the house but Luis was for some reason representing these questions as some kind of warranty. I'm not sure if this is the norm for structural engineers, but whatever.
Anyways, Luis was great, I wish the price was cheaper for what I got but I guess the urgency of the inspection made up for it.

We had set up an appointment for a few days after. And he was prompt and punctual. He came with his assistant (his son). They both were very thorough in taking pictures, taking notes, measurements, etc. They both took their time with the assessment. He answered all my questions as I am the type of person that likes to ask a lot of questions. After everything they needed, we sat down together and went over his assessment and gave me several recommendations even to the point of drawing diagrams and views of the issue and the solutions.
After a few days, he sent me his report which was thorough and complete with pictures.
I will definitely use him in the future before purchasing my next home as it seems like he had a keen eye, thorough, spent time with me in answering my questions and going through this assessment/solutions, and seemed like he knew a lot about structural issues and recommendations to remedy them. I kind of wish I had used him before purchasing my current home. Maybe I wouldn't have to go through the work that I need to do now.

The plans took loinger than anticiapted and then when they were reviewed, the contractor who was going to do the actual work found and error that had to be corrected on the plans.
Luis seemed more concerned with getting the township construction officer approval than the best possible alternative for us. We had a contract on our house and needed the modification done as quickly as possible. Otherwise we would have gotten another opinion.
"My portion of the work was not $4000.00 it was $1600.00. Client never called me back to report that the plans needed addtional work. We do not know how my signed plans were corrected or who corrected them. Normally plans return to engineer for correction. Plans were submitted in adequate time. We have adds in Home Advisor and may review (over 45) are rated at 4.86 out of 5.0 maximum. It is strange that client did not call anytime about the things they are stating."
