Five stars are not enough for Joe Bernier and his company InSpecPRO. We recently closed on a house in Winter Garden and used another inspection company that our realtor recommended for the original inspection. A couple weeks after closing we were pulling up the floors to put down new floors and found water intrusion. I contacted InSpecPRO after researching high rated inspection companies. Joe Bernier came out right away and did an inspection. He did an extremely thorough inspection and was extremely professional. He found water intrusion and mold throughout the house. He spent hours with me the first day showing and explaining on the problems in the house. Since the day he arrived he has continued to help and guide me in this overwhelming experience and has always gone above and beyond. I truly wish I had known about InSpecPRO when I closed on my house. InSpecPRO is the best choice you will ever make. You need a trusted and professional inspectior when making one of the biggest purchases of your life.

I purchased a house remotely due to the virus. Joe of InsPecPro did the home inspection. Joe reported that the refrigerator was functioning. When we relocated to the house, we found that the refrigerator was not functioning, it was missing the freezer temperature control knob and the knob for the refrigerator section was non-functional (frozen in place.) The missing knob was clearly visible as such upon opening the door. My real estate agent gave me the phone number of a reputable and highly experienced appliance repair company. It was late Friday and the first available appointment was Monday afternoon. There was a $45 call out fee. The repairman found that the unit was non-repairable, clearly hadn't been maintained or serviced, and there was dirt visible completely blocking the condenser area which was visible before moving the unit. Also, it was making noises that clearly indicated to anyone that it was non-functional. He was amazed that the "inspector" didn't even notice the missing knob! I had to order a new refrigerator. Unfortunately, the soonest delivery is Thursday. I called InSpecPro, and spoke to Joe. I told him what the appliance repairman had found. He said that "he stands behind his inspection of the refrigerator" as all he did was check if it seemed to be "cold" inside, and in his opinion it was "cold", and nobody can prove otherwise. The fact that it doesn't actually work now, and was clearly missing essential parts at the time of his inspection, was outside the scope of his inspection, so I have no right to complain. I tried to explain to him that, if he had noted ANY visible issues with the refrigerator, even something as minor as a missing control knob, that would have raised my suspicions and prompted me to inquire further as to the age, maintenance and functionality of the unit. This is, after all, what most home buyers use home inspections for: they point out POTENTIAL issues for further investigation. If Joe had told me about the missing knob, that alone would have clued me into the fact that the refrigerator was probably not a "keeper" and I would have ordered a new one delivered prior to my arrival. If a refrigerator is good enough to keep, then it is good enough to maintain: if it wasn't being maintained, it is probably garbage. And it was. Furthermore, he claimed that he must know more about this issue than the appliance repairman, as he is an "engineer" while the appliance repairman probably just has a license and no real skills or training! When I asked him why he felt he was more experienced or knowledgeable about refrigerators than someone who repairs them for a living, given that (by his own admission) he only opens the door and checks if it is "cold", he became very hostile, abusive and defensive. He clearly stated many time that, even if he sees something obviously wrong with a refrigerator, he will not report it as long as the inside seems "cold" to him. Because that is all that he is "required" to do according to the scope of his report. If that causes any problems for the buyer who paid for his services, that is not his concern and, in his opinion, his customers have no right to complain. Clearly, he doesn't feel any responsibility to protect or defend the interests of his customers: he is just there to do the job as he interprets it, and if his customer suffers any harm then his only concern is that he not get blamed for that! I have purchased several homes, and have a home inspector, Scott, that I have always worked with where I relocated from. I am confident that if Scott had looked at that refrigerator, he would have warned me about it. It's not so much that he's good at his job (which he is), but also that he genuinely cares about his customers, and he's proud of the work he does. Believe me: that makes a HUGE difference! If you want a home inspector who will honestly care about you, and make sure that your interests are protested, DO NOT use InSpecPro. Joe doesn't care, he's just there to do a job, and he doesn't have your back.

HIs attention to detail is almost unbelievable, there will not be one item that will go unchecked, and I am talking about the smallest of details will be in his report. I am currently in the process of trying to close on a house that has multiple safety hazards, and Joe's reports are so detailed there is no way a seller could deny his reports or inspections. I would advise anyone who wants the most comprehensive home inspection done, look no further than InspectPro and ask for Joe Bernier! He saved us from making a huge mistake from buying the first house we put an offer on, and now the buyer on our most recent offer didn't know or is lied on the owner disclosure contract, as the buyer previous to me backed for unknown reasons, now we know the truth thanks to Joe. Excellent. Alex was absolutely sharp when scheduling and providing detailed information on what to expect and when. Joe and his team (3 in all, since they were free that day) arrived ahead of schedule and got straight to work. They were friendly, and worked quickly, quietly and neatly. Even wore fabric booties over their shoes to protect carpet. The team was thorough, and spread out like a swat team. When they were finished, everything in the home appeared untouched and was exactly as it was when we arrived. After the inspection, they reviewed everything with great attention to detail, including showing us the few areas to watch; they even offered maintenance advice for us in the future. The company also warranties their inspection. We were given a 5-year roof leak protection warranty, as well as the option to purchase an extended 18-month warranty. We have free lifetime appliance recall check, so if any of the appliances are ever recalled they will let us know. And a 90-day sewer-guard warranty, as well as mold-safe protection. Nice to see a company who stands by their work. Payment was online, which was great. Agreement was signed electronically. Organized it all from the comfort of my home. The fee we paid included full inspection, wind mitigation, wood destroying/termite check. We received the full report, complete with photos, electronically. Again, seamless. Services provided were highly personalized and professional. I recommend this company without hesitation, and I would definitely use their services again. .

This is my second time contracting them to do a home inspection. The first time I hired them, they saved me from walking into a dead end with a town home I was pursuing. I mean, as a buyer and specially new home owners, we don't know the ins and outs of building codes and contraction. I am grateful of their detailed and comprehensive work. When I hired them for the second home I was buying, they were actually early than scheduled and they even work with the builder to get some details fixed. Report was done on time and very thorough. Joe and his team worked in an efficient and professional manner.  They found many items needing repair which had not been disclosed by the seller and would have amounted to thousands of dollars just to bring the house up to living standards.  As a result of the report my wife and I decided not to go through with the purchase.

He took pictures of roof of work my husband had done years ago.  professional roofers just redid tile roof. NO LEAKS. they re glued tiles under coating my husband had  put on, he just looked at coating not under. said no flashing , pictures he took, were the flashing. He said shingles were not attached, shingle he looked at, and took pictures of was for cosmetics only. shingles under that one was attached. Said roof was 13 years older than it really is. Now I will have to pay to get another inspection,But it won't be by him

Joe Bernier was my inspector.  He arrived a few minutes early and proceeded to briefly explain the process.  I've purchased many homes over the years and have always had them inspected.  Not once in all of that time have I met an inspector as passionate and detail oriented about his craft.  He did not do a cursory inspection.  He inspected the home for several hours, took copious notes and photographs.
When he was done he provided me with a 34 page document outline each and every area of the home, existing problems, potential problems and areas that were problem free.  Even though it was over 100 degrees outside (not even sure I can calculate attic temp) Joe was unflappable.  He maintained a kind, professional demeanor.
I will never use any other company to inspect a home.  InspecPro was the best money to value pre-purchase expense I've ever had. He warrants his services and provides many extras the competition does not.  He is a certified professional in a field of people who do it as a hobby.  Hire InspecPro, protect your investment, and more, your peace of mind.

Inspecpro's service exceeded my expectations.  The inspector provided a detailed report of the condition of all facets of the home and any potential issues in a clear, detailed, and descriptive manner.  He used a drone to inspect the roof.  He also provided suggestions and cost savings tips if we decided to purchase the home (which we did).  This experience was awesome.  I highly recommend Inspecpro for this service and will definitely use them again in the future.
