About three weeks after the inspection, we moved into the house. During the time between the inspection and the move , the house had been unoccupied, with the possible exception of the owner's granddaughter, who may have spent a couple of nights there. The first day we moved into the house, we realized that we didn't have any hot water, and we ended up having to buy a new water heater. Granted, it may have been coincidental that the hot water heater failed shortly after it was inspected.
Later that same day, we noticed that four of the electrical outlets in the kitchen were not working. Three of the outlets were connected to the fourth, which had a GFI mechanism whose button was frozen. In responding to an email from me, the inspector claimed that this problem could have occurred at any time, but I don't believe for a second that the GFI button just happened to freeze right after the inspection.
Our second day in the house, I noticed that the door leading from the garage to the outside could not possibly be opened because pavers that in recent years had been placed around the front of the house were installed too high. Though I do recall that the seller may have had a couple of items blocking that particular door from the inside, given the fact that I was in the house during the inspection, Chet could have asked me to remove the items so that he could get to the door. Instead, in his report, Chet failed to mention either that the door was stuck in place, or that it was inaccessible.
On our second day in the house, I noticed that one of the shower doors in the master bathroom was off the track, some parts were rusted, and at least one part was missing. I have not been able to put the door back in the track. I will need to hire a professional to fix or replace it.
In re-reading Chet's report, I noticed he mentioned that the attic fan was "inaccessible." When I subsequently climbed the folding stairs to the attic, however, I saw that he could have easily gotten to the fan.
Several weeks after the inspection we experienced our first hard rain, and the ceiling in our kitchen leaked water for several hours. To be fair, Chet in his report had alerted me to and photographed spots where there were a some missing tiles on the roof. Yet considering the other deficiencies of his inspection, I can't help but wonder whether another inspector might have determined that the roof was in need of major reconstruction or replacement. Needless to say, I am now following up on this.
Although Chet's report was very detailed, the omissions that I've so far discovered have left me very unsatisfied, especially because I could have spotted some of these problems myself had I not relied wholly on the inspector to do so.
Chet responded to an email message by claiming some issues to be coincidental, and ignoring the issues that couldn't be explained away.

The inspector went through the home with myself(buyer) and realtor. He explained items found and what was serious and what was not. He discussed his report on sight with me and I had the report with pictures emailed the following day. The process was efficient in that the reports were emailed to shop for home and wind insurance. This was the easiest part of buying a home. This company could not provide a pool inspector for the the heater and Brandon had recommended I do so. I had to hire another inspection company just for the pool inspection. Although Brandon did point out some area of concerns with the pool , the pool heater required a pool inspector. I did learn that the pool heater was not working and it was not mentioned on seller
s disclosure. I credit Brandon for directing me to get that inspection as well. I would hire this company again and recommend them.

We had the correct straps on our roof, but in order to get the discount from our insurance company, we needed 3 nails in each strap. Brandon took the time to explain all of the items that was causing our mitigation report to increase our homeowners insurance cost.
We were able to hire a company to come in and add the additional nails, replace the garage door and protect one more opening. Our insurance expense annually went from $6400.00 to $2641.00.
There was an expense to get the straps nailed and replace the door, but we paid for it with the savings of one year's insurance premiums and the future savings will go into our pockets.
