We have owned this house for over a year now, and after a major kitchen remodel and work on both bathrooms, I can confidently say that Billings did an excellent job finding and documenting faults reasonable to a home inspection. The only issue I have had since purchasing that Billings did not report was a pre-existing leak in the water line that feeds the irrigation system. The only sign of this leak was a patch of perpetually moist soil near the AC compressor, and I don't believe it was reasonable for the inspection team to find this in the course of their inspection. William was always available by phone, returning calls promptly when not able to answer.
All told I was very satisfied with the work done and would not hesitate to use them again.
Mary and Bill arrived early, which was convenient for us - and they did call us to check first that an earlier time was ok. They arrived promptly and got right to work. This was the first time we've had a wind mitigation inspection done, and they were excellent at explaining and describing what the inspection required and what they were doing. Our garage door didn't have a sticker on it that they needed to photograph for the inspection, so Mary advised us to call the company that supplied the garage door and obtain either an NOA number or other type of acceptable documentation. As a result, we were able to obtain what was needed for the garage door within 5 minutes.
Before the close of business on the same day that they performed the inspection, Mary emailed both myself and my insurance agent the completed inspection form.
We found Mary and Bill to be professional, knowledgeable and very thorough, and a pleasure to work with. We're getting into the habit of hiring a home inspector every 4-5 years as a and quot;check upand quot; in order to ensure we're not behind on home maintenance issues or unaware of any problems. We will definitely be calling Billings again when we need home inspection services in the future.
Mary was very prompt in answering phone calls and replying to emails. We needed an updated 4 point inspection because there was an improvement made after the inspection. I got in touch with Mary and emailed her the required documents at 7.30pm. The next day at 7.05am I had the updated report on my computer. Great service!
Also, if you haven't had a wind mitigation inspection you should! I ended up saving nearly $2,000 on my home owners insurance.

The Report stated that trees and shrubs were in close contact with the roof and should be “pruned back or removed.” Cost estimate was $200-300. The cost for cutting down the 4 trees overhanging the roof was subsidized by our community and still the cost to us was $600. There was heavy vegetation around the perimeter of the house which Bill, the inspector, said should be “pruned or removed” to maintain a one foot clearance from the exterior of the house. There was no estimate on the Report so we could not charge the owner. It cost us $350 to get this work done.
The Report also stated that access to the water heater was blocked by “stored items, furnishings and/or debris” so the inspector was unable to fully evaluate the hot water heater. During the inspection, my husband and I, another man who was our RE agent, the owner, her agent and a man and wife who were house cleaners were present. There were a lot of boxes in the garage which could have easily moved if Bill asked us. Before we moved in, we hired a painter. (That’s when we found out the doorbell didn’t work.) The painter also told us that the water from the faucets was brown which he said was an indication that the hot water heater was malfunctioning. He was right. We had to replace the hot water heater.
The Report had five entries that that said “repair/replace” with no estimate. When I called Bill to ask for estimates so we could be reimbursed, he said those entries were under $50 so he didn’t bother with them. One concerned a garage door and another referred to leaking gutters. A call to two companies indicated the cost was about $90 for the garage doors. I called Bill back and he agreed to write an addendum. He added the garage door repair amount and put in $2.95 for caulk for leaking gutters (leaving out the cost for the labor even though he stated a “qualified contractor should repair/replace gutters where necessary.”) Bill said if I required him to get the cost for any of the other repairs, he would be charging me $75 an hour.
The AAA Pest Control inspector that Bill used took me aside after his inspection and told me that we had an infestation of ghost ants and carpenter ants. He said the cost would be $350 but if I called him---not the company---he would do the work for $325. His written report did not mention any infestation so I called him to ask why and he denied ever telling me there was a problem.
"Billings Home Inspections welcomes negative as well as positive comments from our customers. It allows us to evalute our service and make the necessary adjustment to our customer needs. In this case, I want to point out that we provided the customer with a full comphrensive computer report along with some estimate as requested. The item in question "Water Heater" this is the comment in her report. Water heater Type: Tank Energy source: Electricity Water Heater Location: Garage ________________________________________ 35) Comment - Stored items, furnishings and/or debris blocked access to the water heater. The inspector was unable to fully evaluate the water heater. There is a refrigerator with items on the top at the side where the information to the water heater is located. Per our standards of practice we are not required to move appliances to access electrical panels or hot water heaters due to our liability to the seller of the propery as our customer does not own the property in question at this point. The member was provided with an adendumn as requested but was not happy and made repeated calls to add estimates for additional repairs that she felt she could charge the seller to fix. We are an inspection company and will accomodate our customer within reason. But repeated calls of more than 6 is excessive. At that point our time would have become a charge for the time spent on the phone. We are sorry the member was not happy with her inspection but will certainly take into account her comments and strive to improve our service. As we would love that all our customer have a positive experience sometime that is just not possible if the customer is looking for a negative result for their inspection."
"Billings Home Inspections welcomes comments to our service both negative and positvie in nature. I want to address this situation as the member hired another termite company that provide him with this so called information about the termite damage to this roof. I was informed by the member's Realtor that they indeed had a HUD FHA inspector to inspect the roof and an additional roofing company as we advised them to do. In both inspections as well as ours she informed me that they did not find extensive termite damage to this roof. This is the information we provide to our customer when doing a roof inspection Comment - It is recommended that a certified roofing contractor make any needed repairs to the roof system. -------------------------------------------------------------------------------- 9) Comment - There appears to be some roof repairs that have been made in the past. The client may want to consult with the present owner/client about the repairs. -------------------------------------------------------------------------------- 10) - We conduct our typical roof inspection by walking on the roof's surface in what we call the "random walk" methodology. This method of inspection is not intended to cover every square inch of the roof's surface, nor will it. Further we could not recreate the route of a random walk even if we tried to. We do arrive at an overall impression of the roof's condition developed during this random walk inspection and extrapolate it to the entire roof's surface. If any discrepancies are in fact identified, it is recommended that to accurately determined the scope of the actual discrepancies, as well as any cost of correction, you consult with at least three licensed, qualified roofing contractors. As we would want all our customers to have a positive experience sometime that is just not possible. The member of course would not want to purchase a home he needed to make major repairs to. This is why we try to give our customer as much information as we can during an inspecton. We indeed did provide him with pictures of dropping that he claims was termites. We are not a termite inspector and cannot provide this information. We can only advise our customer to get the proper termite inspection and if he did not agree with the termite company on site at time of the inspection he could do a re-inspection. From our pictures and the inspection report we did not find extensive roof damage, nor did the other 2 inspectors they hired. As we would like all our customers to have a positive experience, we can only provide information as outlined in our Standards of Practice for home Inspectors. We will take these comments into account to help us to provide our customers with as much information and informed reporting as possible."
I never felt like they were rushing to finish or cutting corners because of the inconvenience to examine some tough spaces in the attic, around the A/C and on the roof. Although the house was only 1200 square feet, they spent three hours testing and evaluating all the utilities, structure, electrical and water service.
They generated a computerized report the same day which described all the issues they'd brought to my attention, including photographs with arrows pointing to the exact problem. They provided me information necessary for the final negotiations and I also have a complete list of all the minor maintenance projects that need to be addressed at my new home. I wouldn't hesitate to recommend these professionals. And they're nice people.

"I just review what you wrote and how you rated us on Angie's List. I understand you were upset with the Pest company but you held this against us as an inspection company in your rating of our punctuality and our overall rating was reduced to a C because of this. We were on time and I thought had provide you with a very comprehensive report. The Pest company is totally separate from us and we use them to keep the cost to a minimum for our customer as we are not a licensed pest company to provide this service. This helps to keep the cost down. I feel this was very unfair of you to give the Angie's list clients the impression that we are a "C" rated company. When in reality you chose us because we have a "A" rating when dealing with our customers. We are always on time, provide excellent service, always call back and follow up always with our customers. I always strive to please our customers and felt you were happy with your inspection process. But in this case you hurt us as an inspection company by not being fair to us. You could have commented about the pest company only in your comments. Instead you included your displeasure with them and rated our services unfairly which I feel was totally wrong on your part."
