This was HORRIBLE. During the bidding process we realized these guys were slow, but they were good talkers and convinced us to go with them for the job. I liked them so we agreed, BUT we told them we would only do it if they agreed to put a time limit on the job. We agreed that if the work wasn't done by 120 days from the date we got the County permit, they would pay us $200/day. We figured with that incentive, maybe they would be able to get it done. I knew we were in trouble when 45 days passed before they even poured the concrete slab for the new additions. Ninety days in there still wasn't even a roof on the new portions. Then as the "penalty date" approached they had the nerve to say to us "you're not really going to enforce the $200/day penalty are you? I gave them one last chance and said "if you make an effort to complete the job efficiently from this point on (it was day 130 already) I will take it into consideration and look for a reasonable compromise - but I expect to get SOMETHING for the delay. To make matters worse they tried to make me sign "change of work" orders after the work was done for prices higher than were agreed upon - I refused. Well, that didn't work either. Not only did they not work quickly, they began to cut corners everywhere they could. They were supposed to remove all the old insulation on the existing house and replace with new - we caught them removing only a portion of the old insulation and just covering up the rest. Even when they were caught red-handed they denied it. Their painting was terrible. Walls had to be repainted numerous times to cover up missed sections. They told us how they "only use solid wood doors" in the interior (it's in the contract) yet we found every one of the doors is hollow, cheap garbage. In the bathrooms they never sealed the stone tile in the showers or the floors and walls. They let their plumber subcontractor do major work that they failed to have inspected - including moving the water main for the house and hooking it up incorrectly. Finally, when they realized the penalties were going to cause them to lose money on the job, they stopped paying subcontractors and took the money for themselves. Now we have subcontractors putting liens on the house when we have paid what was required, when it was required. We finally got smart and held the last payments because we realized the subs weren't getting paid as the contract requires. Now we are sitting on an incomplete job that we can't even move in to because these unscrupulous contractors walked away leaving the work undone. Not only that, but we have found so many places where they cut corners, we are concerned about the longevity of their work.
