On 2/28/12 they provided a Good Faith Estimate indicating a good rate and a settlement credit of $1600. On the 29th, the GFE that was to be submitted to the lender omitted the credit altogether.
Per the sales contract, the property appraisal was to be completed and delivered to the seller by March 15th and the right to conduct inspections ended March 21st. The broker did not get the appraisal ORDERED until March 13th, the appraisal was done on the 15th. To meet the inspection deadline, I scheduled the pest, septic, wind mitigation and property inspections ($923.00) on March 19th. When I had not received the appraisal, I called the broker for the results the morning of the 19th who told me the appraisal came back "good" and to go ahead with the inspections that afternoon. The appraisal was forwarded to me on March 20th, $15,000 less than the sales contract price.
An addendum was submitted with a lower sales price and the terms of the closing costs. The contract required an amended loan commitment by March 28th. On 3/27, they forwarded an e-mail from the lender stating it would be completed on 3/28. Quick Quote didn't download the document until 8:46AM on 3/29 (the document is date & time stamped), thus nullifying the contract and rendering the credit report and appraisal ($330.00) as well as the inspections ($923.00) that I purchased useless.
