The initial contract phase and responsiveness were acceptable, they helped us obtain contractors to get the house painted and make some minor repairs, so that we could obtain the best possible rental rate.
It took them about a month to get a tenant, though they presented us with some prospects that were not credit worthy, and tried to pressure us into renting to them, because they wanted the first bulk payment of $1000. They did eventually find a good tenant, but that is when communication broke down.
On several occasions they made decisions about major repairs to the property without consulting us first, so that we only found out when they deducted expenses from our rent payment. We had established relationships with vendors that would have given us a better rate, had they asked us first. Then It took them almost a month to provide us with the detailed receipts. Very often, they made minor repairs that should have been done by the tenants, based on the lease agreement (e.g., repairs under a $100, including replacing lightbulbs).
When we advised them 8 weeks prior to the end of the lease that we were returning to the property, and would not be renewing the lease, Olympic Realty advised us that they agreed to allow the tenants to stay an extra 7 days without asking us permission, and to add insult to injury, they made a verbal agreement with the tenant for a prorated amount that was less than what was in their written lease.
As the person who was paying them a monthly fee, I was highly disappointed in their level of service and lack of professionalism.
