Rent Solutions is great! From the get go I was impressed with the way they handled my questions and had clear and open answers to everything. Their rates were lower than other property managers I interviewed, which was great. More than that, though, they were effective. When it came time to market my home, it was a well coordinated effort and I got it under contract within a month. Even when there were glitches, they went the extra mile to investigate, communicate with me, and get it resolved fast. Jared is a superstar! He keeps constant communication with me about anything that I might be worried over. He's done things small and large to keep my tenants happy and me happy. For example, work on my behalf to get the tenants gate access or send me stray pieces of mail still sent to the property. He's always friendly and understanding and has been there for me each time I needed him! Highly recommend the company.

I hired Rent Solutions to manage my rental property. Due to their negligence and unprofessional practices, a dishwasher breakdown escalated into a full blown mold problem. My tenants’ complaints were ignored for so long that they refused to pay rent. I ended up having to hire contractors myself as well as schedule repairs because of the ineptitude of the property managers. I lost three months of rent, and when I complained to Steve Oehlerking (owner of Rent Solutions), he became rude and abusive. He left a threatening voice mail (available as proof). He tried to bully me by threatening to stop the sale of my house. He sent an email to the Title Company two days before closing to try to stop the sale. He used an invoice which had never been sent to me to show that I owed money, and even though I immediately deposited the payment into their account, he refused to acknowledge my payment for more than two weeks afterwards. He is a bully and will do anything to seek revenge upon anyone who stands up to him. Gina Shufeldt proved worse than useless in her role as my property manager. I asked her to get at least two estimates for cabinet replacement. After a week of no response, I emailed her to ask the progress. She replied that she was unable to do anything because she didn’t know what the Mold Mitigation company was doing. Of course, it would have been easy to call and ask, but she just did nothing! After giving her the details, she still never provided written estimates. The closest she got was a vague email saying that one company would do it for around $2000.00. I contracted with Rent Solutions in good faith because I live across the state from my rental property. I trusted them to look after my property and protect my interests. I paid them promptly every month only to find that they had not done their job. I finally ended up selling my house because of the stress from their uncaring ineptitude. Don’t let them do this to you.

I have never written a negative review for a business but am doing this in the hope that I will save another investor the frustration and loss of money I've had with Rent Solutions. They managed our rental in Tampa, FL and while the initial conversation and interview with the marketing person was very promising, Rent Solutions failed to deliver even acceptable property management. Specifically 1. We were given novice managers to manage our property and always paid the cost of their learning curve. In one year they changed the person managing the property 4 times. When we did have someone with experience, he was massively negligent with the property. 2. We had a couple of section 8 flats in the buildings and Rent Solutions was never able to do preventative maintenance so that inspections could pass at first review and often failed at second and so we lost rent for this too. 3. They approved paying for things we did not approve, or did not give us enough information to approve correctly and charged us even though we did not give permission. 4. We worked on renovating flats and we had to find our own contractor and manage him ourselves for the most part from across the country, even though we had a property manager. During the renovations, Rent Solutions took a long time to monitor and review the work, making quick rental after renovation impossible. As an investor, it is critical to have good property manager locally and Rent Solutions is just the opposite of this.

Lisa Connors was recommended to me by a friend. She is God sent. My previous tenant left a mess. Lisa took charge and cleaned it herself and helped my with other items that needed fixing. Lisa is very prompt. Responds to my questions immediately and explains with patience. She quickly found a a great tenant, moved him in and now manages the property for me. Any real estate questions she is my go to person. I would most defiantly use Lisa again for my other property in Tampa. Thank you Lisa.

Ralph Corigliano is a stand up business man. Very punctual and great at solving issues with properties. I will definitely be using him on my next house.

This company was excellent in finding me a quality tenant. I contacted Tammy Leonard on October 10th and asked that she put my property on the market for rent. I suggested that it rent for $1000. Tammy did some research and told me the property should rent for $1200. I left it to her expert opinion and we listed it on October 12th two weeks later and I have a tenant at $1200. The company charges the first months rent as a placement fee and I was happy to pay that for the quality tenant I got.. Dealing with Tammy was a pleasure. If you need a property rented or property management I would highly recommend this company.

Rent Solutions sent their Director of Property Management, Tammy,  to help me get my property back on it"s feet.  I was struggling with late payments  and vacancies that were making it hard to pay the mortgage and impossible to afford to do repairs.    I put everything in their hands and trusted what the owner Steve was telling me that they could do to help. To this day I see the Property Manager Tammy two to three times a week at the property and she is available by phone when not on the property.  Tammy runs things with a firm hand while being understanding and responsive to my tenants.

Very professional and responsive! We just signed another year on our lease due to the experience we have received with Cody and the crew at Rent Solutions. We have had a few issues with the apartment we moved into (not Rent Solutions fault because they rent the unit out for the owner) and I expected there to be a decent delay between the time I called and when help arrived. Instead, I received an immediate phone call/text message and soon after, the handyman/plumber was on his way out to our apartment. I would highly recommend Cody and the crew over at Rent Solutions, they were wayyyy more helpful and respectful than the replaced-monthly, property management crew at the Element in downtown Tampa.

When i first moved in to this property there  were a few things that needed to be done. Rent Solutions sent someone out to do the repairs. although the first time i was not fully satisfied with the end results,  Roberto was  very courteous  and professional and made sure the work was done correctly.  Anytime i needed something he handled it in a timely manor. I am very grateful for this agent. 

I would definitely use this company again, and refer them to any one of my friends.

As difficult as finding a place can be, Rent Solutions made the process of finding a place to call home VERY easy. Brittney was able to find EXACTLY what I was looking for. Initially, I didn't expect this to be such a smooth task to accomplish, being that there are so many new town homes in the Wesley chapel area. I went to rent solutions in hope of them renting out my property within a 6 month time span. I was extremely impressed with their quick productivity, they had showings lined up within a couple days.
