Linda Ercia with Hoffman Realty had a house on the rental market for 38 days with no applications. Linda, showed me the property on Sunday, November 8th and I was interested. She advised me that there were no other applications on the house and diligently contacted me all day to get an application submitted. I filled it out, and paid the fees. Linda texted back on Sunday, that she received it and the processor Nina would follow-up the next day. Nina called me on Monday to advised me that she received my application and 2-3 other applications after mine. Nina stated f she processed my application, I would have to compete with the other applicants and the $150 application would be non-refundable or I can back down now and be refunded the $150 application fees. I really think that this is just another Real Estate scam to collect multiple application fees from unsuspecting buyers. This company has lost all credibility with me. I am taking the time to report these unscrupulous practices to the Better Business Bureau, leave negative reviews and report them to the Florida Department of Business and Professional Regulation and the Florida Board of Realtors. After researching the rental property address 6412 S. Lois Ave, Tampa, FL 33616 with Hillsborough County Records, the property is owned by Mascotte 6, LLC, with the owner being Maryann Hoffman, of 3900 W. Dale Avenue, Tampa, FL 33609. In other words, Hoffman Realty owns the property through their LLC, they list the property as a Real estate agent, manage the property and create market competition to reject applications and collect more in fees.

I Just made the biggest purchase of my life! And… I Used a Real Estate Agent… I wasn’t going to use a realtor, but as the buyer there is no additional cost in doing so. Also, my research and all the advertising claims noted services such as; more extensive MLS searches, market knowledge and strong negotiating skills. This all seemed worthwhile. My number one reason was that a purchase this big required a knowledgeable and experienced professional when it came to negotiate an offer price. The realtor I chose offered none of this. I did get the home of my dreams. I located it, researched market comps, and even determined my offer price. My realtor thought the home was great and she urged me to make a full price offer which I decided against. Following counter offers (which I also handled), my final purchase price was 22k less than the asking price! She also suggested I utilize a loan officer she knew from a local bank which is contrary to the best practice of utilizing a mortgage broker that can shop competitive rates across many financial institutions. This proved to be a far better option. At this point, following her last suggestion, I decided to choose my own home inspection company. Even still, my realtor missed several critical findings from the report submitted to the seller’s realtor. As a realtor, details should be her specialty, sadly they were not. Due to a pending transfer for the sellers, the purchase included an agreement that the seller would rent back the home for a period of two months. I agreed to this and assumed that Hoffman Realty, a group which specializes in property management would handle this rental transaction. They chose not to. I have provided only the big picture here as I do not want to nitpick. Lets just say there were several other items that frankly should have been handled more professionally and efficiently. Bottom line, purchasing a home is one of the largest financial decisions of one’s life. In many cases, it is a happy and sometimes emotional time as well. Partnering with a relator should make the process smoother, alleviate concerns, and provide guidance through the many unknowns and potential hazards of the buying process. Unfortunately, the realtor I chose lacked basic business acumen and professional etiquette. Ultimately, her shortfalls created more work for me to do on my own and caused far more stress for me than necessary. Despite all of this, she received and gladly accepted her full commission.

MaryAnn and her team managed my property well, with knowledge and professionalism. I never had to worry about my home. Additionally, when it came time to sell, with the advise of her and her team, we closed in less than 60 days from the time we listed. I would recommend Hoffman Realty for both property management and home sales.

If you hire Hoffman Realty, monitor your property carefully and personally at regular intervals. This is especially true if you, like us, live out of state and are having Hoffman Realty manage your property in Tampa. We did not and paid dearly, particularly at the end. We are a retired U.S. Foreign Service family with a home in Tampa from our service at MacDill Air Force Base. When we moved away from Tampa for another assignment, we kept our home there and rented it out. In 2010 we hired Hoffman Realty as our property manager. Hoffman Realty remained our property manager until 2016 when we decided to no longer offer our home for rent. We came to realize too late that Hoffman Realty’s support for our tenants superseded its attention to our interests as the landlord, especially a landlord residing far away. That came as an unexpected surprise to us after six years of a business relationship. At the end, Hoffman Realty abruptly and without warning terminated direct communication with us, leaving us with many unanswered questions and some serious repairs to make. We are writing this review to warn prospective clients of our bad experience. Among the things we learned in the last few days of our relationship were that, unbeknownst to us, a water intrusion through a window frame, occurring over years’ time, had created significant ongoing damage to hardwood floors in one of our rooms. Hoffman Realty never informed us about this visible problem until the very end, despite the many walkthroughs they had conducted with incoming and outgoing tenants over the years. We also were left with the repairs from a tenant that had drilled holes completely through the exterior walls of our home without our permission and without repairing the walls after their lease ended. The tenants were allowed to depart without a word from Hoffman Realty to them or to us. After the last tenant left, and we were in the process of repairing the house, Hoffman Realty felt that it no longer had any obligation to talk to us about these or any issues, and abruptly cut off communications with us. The relationship was over, period. The company then hired an attorney through whom any further communication had to take place. Hoffman Realty also abruptly and without notice even terminated our Landlord Portal on its website. That website is actually a very valuable tool for Hoffman Realty to communicate with its landlord clients, and especially as the repository of all documents and information relative to the rental property as a business for tax purposes. Needless to say we were completely dismayed that they should prevent us from having electronic access to the records they had maintained on our behalf. At our insistence, their attorney sent to us paper copies of some of the documents for us to prepare our taxes. But this abrupt end to an otherwise satisfactory relationship was the final demonstration to us of Hoffman Realty’s disregard for its landlord customer.

If you don't make the call don't say I didn't give you good advice! When your looking for a realtor that cares Hoffman is the one to call. Great - they handled everything... They took care of any issues that arose. Communicated frequently and were very transparent. It has been great working with them. Gave us real peace of mind. They are honest and fair and protect the home owner as well as the renter. I highly recommend them and will use them again.

Very professional and easy to work with. They are dependable and great communicators. The Landlord Portal on their website lets me access my account or statements 24/7. Money is deposited into my account in a timely manner every month. I only wish I had found them sooner.
