Entire process went very well. Communication throughout was excellent. Report was extensive and informative. Alan is extremely knowledgable of the building industry and that expertise is helpful to the inspection process. I recently used Ground Up Inspection Services for a frame inspection on my home and will be using them again for my final inspection. Alan was a pleasure to deal with and was extremely knowledgeable on all areas of home building. Given that he has over 20 years of experience in the home building industry, it was a no brainer to hire him. The same day I met with him for the inspection, I received a very thorough report that I was able to forward to my directly to my builder. Do yourself a favor and hire him for all your inspection needs.

We hired Alan to do an inspection of our new home prior to closing. Alan was very knowledgeable of new home construction and code and help a lot in explaining many areas of the new home and why things were done a certain way. He produced a detailed report that we sent to the builder as a punch list for his use prior to final walk-thru. We also hired Alan to "walk-thru" the house with us and the builders inspector, using his report he was able to check off everything completed and mark any remaining items for the inspector. He has a good eye for cosmetic imperfections that others might miss. Overall I believe we got a better home from having Alan on our side of the inspection. I can highly recommend him and would not hesitate to use him again.

Ground Up Inspection Services is more that an inspection business, they are a people business. Working with Alan was a like a dream come true. The service, attention to detail and pure passion for the customer is what separates Ground Up from any other inspection service business. Alan's knowledge about home building and craftsmanship is second to none. I would recommend anyone purchasing a new or used home to contact Ground Up Inspection Services before closing to ensure that they are getting the best product for their investment.

We bought a house that, we have since discovered, is full of problems deliberately hidden. Inspectors, we hope, will help potential homeowners discover whether the seller is trying to pull a fast one or not, although I understand that they cannot ‘comment’ on the house one way or another. Our inspector, Alan, discovered many issues with our house before we decided to buy it. He arrived promptly and spent 5 hours here. However, he clearly could have spent more time discovering issues with the house. It is possible that, if he had made note of these items, we would have decided to look for a different house, or had worked harder to get the price down. Here is a list of what he missed: 1) Electrical--- 4 task lights in kitchen (from recent seller remodel) were wired by connecting to nearby outlets. 1 older task light at the chef’s desk was wired the same way, and had copper wiring. All 5 task lights had clearly visible wires. 2) Plumbing— The master shower drain was not draining at all (yet bathroom was recently renovated). The drain had been filled with 12-14 inches of mortar. When questioned on the phone, Alan said that he always “leaves showers and faucets to run for one minute” to be certain that they are draining. Obviously this one was missed. It took 8 hours to carefully remove the mortar from the drain. No mention of master bath drainage issues in report. 3) Structural- A brick pier, which surrounds the garden gate, is so loose that the whole thing MOVES when the gate swings shut. We have since stabilized it (for now) with wood. The former owner covered over rotten siding (without flashing) with new cedar, without removing the old siding. And no, this was not mentioned in the report. Everything was painted over so that it looked nice. Also, a squirrel was able to get into the attic. I then found a huge hole (visible from the ground) that is in the fascia near the window to my daughter’s room. 4) Windows— A set of exposed leaded-glass window sidelights extends to the floor, as does a window. We had to put cardboard over the bottom so that my daughter couldn't touch it. While I now understand that inspectors are not required to note toxic substances, common sense and integrity (in my opinion) should warrant mentioning this in our inspection report as these are dangerous for my toddler. Alan knew that we had a toddler, yet did not report on this because he didn’t have to. Also, the leaded-glass windows were all bowing in the middle—soon they will all crack. One of them HAD a huge crack in it. No note of this in the report. 6) Mold— Two interior walls of the garage are covered in mold. We had to remove the lower 4ft of the sheetrock. These walls were inaccessible/ not visible to our inspector as the previous owner had left a bunch of their stuff in the garage. There was no mention in the report that he was unable to view these walls. Also, our HVAC system was completely full of mold. I didn’t think that this house was perfect, but we relied on experts to help us with this, our most important financial decision. If you are looking for someone who will go above and beyond, look elsewhere. Updated review: Alan reached out to me and we had an amicable conversation on the phone. He explained the intricacies of the business of inspecting, and also its limits. He spoke of this, also, from the perspective of a contractor (as he is a former one) and a realtor (as he is completing courses for it). What follows and does not follow code is a tricky business, and I encourage home buyers to find out as much information as possible about the limitations of property inspections in general. Alan is a kind and well-meaning man, and his good nature and dedication are apparent to anyone who speaks with him. He has reassured me that his job does not end with the inspection.

Alan was extremely thorough in his work and performed the inspection with a very high level of attention to detail. His knowledge of building construction was very apparent, and he did a great job explaining what he was examining, why he was examining it, and his findings. Furthermore, his inspection report was well organized and easy to follow. Moreover, he was extremely professional and very pleasant to work with. I definitely plan to hire Alan for all of my future inspections and recommend him to other customers for their inspections.

The inspector was awesome. The price was great and he inspected everything in a 2600 foot house from top to bottom. He walked me through the process and had the report done the same day. I hade to reschedule without notice and he was more then willing to change his schedule to help me. He explained everything and had pictures with the inspection couldn't ask for anything better thank you very much would use him again and would refer him to anybody.

Extremely well. I was fortunate to have found Alan for my new home inspection. He's very professional, on time and thorough. His report is very easy to understand and he followed up to make sure that everything is clarified. As a result, I was able to get many things done/repaired by the builder that otherwise I wouldn't have. I can't say enough good things about him. Money well spent!!!! Alen was early took the time to assess the house thoroughly and explained all aspects of the report. Alen answered all questions in depth. I will be using Ground up Inspection in the future for any inspection needs. I also have already recommended ground up inspection to family and friends. I can't say enough good things about Alan. As first time home buyers, there is a little trepidation about just hiring anyone for your home inspection. You want the inspector to be professional, polite, empathetic, and (obviously) well trained. Alan is all of these. His experience as a home builder gives him a unique insight as to what to look for in an inspection. Not only does he point out the good and bad in a home, he gives you the explanation as to why it is good or bad. I can't explain how comforting it was to have Alan looking out for us as we embark on this new journey of home owning. Alan was amazing. He went above and beyond to explain everything to us and was meticulous about every detail. He caught a major construction flaw that I'm sure saved us $20K down the line. He continued answer questions and was super responsive even after his invoice was paid. Alan is a home builder himself and you won't find a more qualified inspector. 11/10 would hire again.

My wife and I are purchasing our first home and we were lucky to be able to use Alan as our inspector. He is definitely a class act. I asked a ton of questions and never once did he try to rush though explaining an answer. He is extremely patient and thorough in all that he does. Alan even took time to talk with me about future projects that we would like to do on the house. After spending 5 hours inspecting our house, without hesitation he volunteered to come back a second time to help me check out the sprinkler system. His report was great and extremely simple to read through to understand what the needs of the home are. He had the report to us by the end of the same day he inspected our house.
