Mr. Glisson was very receptive in communicating. He came with another gentleman who did the inspection on the inside while Tim did the outside. I was charged for a wind mitigation, pool and a basic inspection! Tim never did anything with the pool but look at it. I’m not sure why I was charged an extra $100.00 for the inspection when he didn’t turn on one thing relating to the pool nor did he check the heater at all. These are big ticket items that I thought would be tested to confirm it worked. His reply was he did inspect the pool however not any of the parts that cost lots of money. When it came to the inside there was so many things that were missed. For example there was a hole under the sink and a huge water stain from the vanity and that was not mentioned, only that we should change from corrugated piping to smooth piping. His final inspection report included nice photos of the screened in patio however we do not have a screened in patio so he copies and pastes a lot of things. I saw some bad reviews but thought well maybe those were flukes. I should have known better. Find any other company if you want a report on what you will be stuck with once you purchase your new home. I wish we would have listened to the other peoples negative comments. Beware when hiring this company. Tim talks a good talk and appears to be knowledgeable however his report doesn’t portray that! Most inspectors have every thing wrong with the house however we didn’t get that. The report was not as detailed as other companies.

Tim Glisson gave us an inspection of our house prior to buying it. He found some damage around a window which was fixed. Other than that, he said everything was fine. We did have water coming into a room and he came out to look at it. He said the pool deck was just overflowing and we just need to drain it a little. That was not the case and he didnt mention that the draining system doesnt even work. Its obvious a part of the house was built above part of the drainage system. This was never pointed out. The problem started as soon as we moved in and is still a nightmare. First of all, he said we would have 10 years on our roof. We have had leaks from the start and couldnt afford a new roof. Years later, we finally bought a new roof and now have a lot of damage to deal with on our ceilings. The area around the house also leans towards the house.This causes water to come in under the house. Just wish he would have pointed out this issue. There was also a tree that was rotted and we spent 2000 getting rid of it. The tree inspector said it was way past its time. Maybe it wasnt Tim's responsibility but it would have been nice for him to notice. We also had 2500 dollars total to fix the plumbing. The plumber said it was obvious and should have been obvious to the inspector that the piping was the wrong size. I asked Tim to come out and he stood me up at least twice that I can recall. If I knew half of these issues, we could have had negotiations with the owners or had the choice to not deal with all these issues. Now all my money goes to fixing the problems and will continue for some time. I cant tell you how many thousands of dollars and it has caused me a lot of grief.

At the time Mr Glisson seemed knowledgeable and professional. He did the inspection while I was at work and I met him on my lunch break to check on the progress. He was nice and seemed very matter of fact. Mr Glisson gave the house a good report except for some outlets that he thought should be switched to gfi outlets do to the older type wiring. (An electrician later told us that this was not really necessary) He also pointed out a hole in the soffit. A week after moving in there was water coming in from the drywall ceiling. I brought someone out to fix the problem. Not only did the drain pan under my air handler not have a overflow off switch, but there was no drain pipe going outside! To make it even less likely that it could be overlooked in the place of the drain pipe was a 90 degree elbow pointing straight up in the air. Mr Glisson had told me that he had done a very through inspection of my attic space. If this were the case I think that he would have found that squirrels had chewed up much of my duct work! I had that replaced when I had the air handler drain installed after I replace my ceiling. Now I have found some water damage behind my drywall in several places. I know that home inspectors cannot be held accountable for damage they do not see, but this could have been foreseen. For one thing he did not catch that the stucko on my house stops short of the foundation. In some places you can see the footer without moving any soil! Also, going up into the attic you can clearly see where water has repeatedly dripped on the sub-roof (an addition where they keep the old roof and put the addition over it). The water stain was clear. Every roofer that I have talked to says that the problem with my roof should have been caught. There is one valley where the soffit and siding has been done completely wrong. Insurance denied the claim because the damage had clearly taken place over a long period of time. He also missed other minor things. There were uncovered wire boxes in the attic. Some of the sinks do not get good water pressure. Do not use this inspector. He just give a clean bill of health so that the sale can go through. Either that, or he just did a spectacularly poor job.

We are a military family new to Tampa coming from eight years overseas. We purchased our retirement home three months ago. As part of the process we got a home inspection as any sane home buyer would do. Our realtor recommended Mr. Tim Glisson of Glisson Inspection Services, Inc. We felt that the inspection was such an important part of the home buying process that we asked to meet Mr. Glisson face to face to explain how important his report was to us. He assured us of his extensive expertise and role as a Florida Inspector Trainer. We thought his price was slightly high, but were willing to pay this for his experience. He was punctual when we met with him and conducted the inspection on time. We thought the house we were buying was in great shape and were thrilled when he confirmed this. His verbal report to us included MINOR roof damage, a toilet seal replacement, and a couple of exterior outlets needing to be replaced. We had 10 days to pursue repairs with the seller or get out of the deal. The cost of the roof repair based on his findings was a whopping $600.00. He told us this house was in great shape with only minor problems. We bought the house feeling confident in our purchase. When we received the written report I noticed some small inaccuracies, (He misspelled our name, and the date was off by a month). When we moved in, I noticed other small issues that we expected to have been caught during the inspection, for instance one of the sinks was so clotted with human hair that when we first ran the water it immediately backed up and required us to remove the pipe under the sink to clear it. I also noticed that when the first rain came it seemed we could hear water inside the walls in the back of the house. Then, before we could make our first mortgage payment, our house got hit by a tornado. We called in the roof repair folks and were devastated by their news. The actual storm damage was approximately 6K, and covered by insurance, another 18K was came out of pocket and was needed to fix the problems that, in their opinion, should have been caught by "any competent home inspector" and things that "could have been seen from the ground". These same things that Mr. Glisson's report listed as acceptable. We believe we were misled by Mr. Glisson, that his verbal account of the actual condition of the roof as minimized and incomplete, and his written report under-represented the extent of the roof problems. Our savings is now depleted and we are unaware of any recourse we have. Obviously we would not recommend him.

Description of Work: They were very very honest. I am about to purchase a home and was trying to determine if it would be prudent to do a mold inspection prior to the purchase based on the house history. Mr. Glisson was very honest with the benefits and lack there of for a mold inspection on this particular purchase. I thought he was well educated and honest.

TIM SENT US A REALLY THOROUGH REPORT. I LEARNED ONE THING I FEEL IS IMPORTANT TO SHARE. I'M A LICENSED MASSAGE THERAPIST; OUR FIELD IN FLORIDA IS HIGHLY REGULATED. HOME INSPECTORS ARE NOT, WHICH IS SCARY. TIM HAS GONE OUT OF HIS WAY TO DO THE EQUIVALENT DUE DILIGENCE I DO AS AN LMT.
