"This is the second 'review' of this project. To the best of my knowledge, no subcontractors that were hired by the Contractor were not paid by the Contractor. Homeowners have made no contact with me to inform me that there were any problems. It is difficult to fix something that I did not know was broken."
"This project is understated by the homeowner. The project became gutting the entire inside of the house, removing approximately 1/3 of the existing roof structure, and renovating the entire residence. The roof structure was to be raised and turned 90 degrees. This project was indeed over budget due mainly to the Scope of Work expanding to include many things not foreseen by the Contractor or the Homeowners. For example, a beehive was found in a wall. The bees had eaten all of the wood framing, and the entire wall had to be re-framed in place. Also, all of the windows were replaced. In the process of doing this, almost every window opening had to be re-framed. The home had no wall insulation, so the entire house had to be insulated. However, I would be happy to review all monies spent on the project, and submit a list of all sub-contractors I hired to verify who, in fact, paid them. During the course of the project, communication with the Homeowners was almost daily. Any concerns or issues were dealt with. The misunderstanding about the 'design elements in the plan' had nothing to do with budgetary concerns. And the design elements were completed to the specifications on the plans. No one was 'forced' to do anything. Some items were brought in to the project and stored, so they were there when needed. It was thought to be better to have them and store them, than to need them and have to wait for them. Many change orders were not signed, and as a result, monies were spent that were not reimbursed. Overall, this project was subsidized by the Contractor. These Homeowners were repeat clients. The decision-making process was slow and agonizing. Care was taken not to press too hard, as this was the home they were planning on staying in for years, and our desire was to make everything the way they wanted it. As far as this being 'the third person this has happened to', I do not recall ever having this situation before."
