THESE LOW GRADES ARE NOT FOR THE SUBS THAT WERE HIRED BY THE CONTRACTOR. THEY ARE STRICTLY FOR THE CONTRACTOR HIMSELF! I THOUGHT EVERYTHING WAS JUST FINE AS HE FINISHED UP OUR MAJOR RENOVATION. HOWEVER, NOT TOO LONG AFTER THE COMPLETION.....I HAD SEVERAL SUB-CONTRACTORS KNOCKING AT MY DOOR TRYING TO COLLECT THE MONEY FOR THE WORK THAT THEY HAD DONE. I HAD PAID THE CONTRACTOR IN FULL FOR EVERYTHING AT THE START OF JOB! THIS INCLUDED ALL FEES FOR SUBCONTRACTORS! THANK GOODNESS OUR SIGNED CONTRACT AND PAPER WORK BACKS ALL OF THAT UP! THIS HAS BEEN A HORRIBLE EXPERIENCE IN THE AFTERMATH AND I FEEL BAD FOR THESE WONDERFUL SUB-CONTRACTORS WHO DID THE WORK ON MY HOUSE.
Description of Work: Hired to do a major renovation for the kitchen, bathroom including everything! Tore down an addition and built a new floor. About 1500 square feet. Electric, plumbing, roofing, painting...everything you can think of. Also does business Di Giacomo Construction.

AS WITH EVERY STORY THERE REMAINS 2 SIDES. WHILE THIS CLIENT RATED US WITH A D FOR PRICE, WE WERE AWARDED THE PROJECT BASED ON LOW BID. THE ONE SUB WHO WENT TO THEM DIRECT FOR PAYMENT WAS THE ROOFER WHO HAD DAMAGED A TREE LIMB. THIS CUSTOMER WANTED TO WITHHOLD $2000 FOR THE LIMB & WHEN HE FOUND OUT HE WAS UNHAPPY. EVERY SUB WAS PAID AND THERE WERE NO LIENS PLACED ON THE PROPERTY - THIS IS PUBLIC RECORD. THE CLIENT ALSO STATED THAT THEY HAD PAID US IN FULL AT THE START OF THE PROJECT, WHEN IN FACT THIS WAS AN 8-10 MONTH PROJECT WITH REGULAR DRAWS DISTRIBUTED BY A LENDER DURING CONSTRUCTION. THIS CLIENT HAD ILL-INTENTIONS FROM THE START WHEN HE, KNOWINGLY INSERTED DECEITFUL LANGUAGE INTO OUR CONTRACT AS A MODIFICATION DURING OUR NEGOTIATIONS - HE WAS AN ATTORNEY AND WE UNFORTUNATELY WERE NOT. THAT LANGUAGE CUT FEES IMMEDIATELY OUT OF OUR CONTRACT IN RETURN FOR OUR EFFORTS TO SAVE THEM MONEY BY FINDING ALTERNATE PRODUCTS FOR THE RENOVATION - AND THEREIN BECAME ONE SOURCE FOR THE DISPUTE. IN THE END THEY NEGLECTED TO PAY THEIR FINAL BILL FOR CHANGE ORDERS THEY REQUESTED AND APPROVED AND LATER DENIED. THIS COMPANY HAS A HISTORY OF VERY SATISFIED CUSTOMERS AND IN FACT SURVIVES ON REFERRAL BUSINESS ALONE. ANYONE CONCERNED SHOULD OBTAIN A LIST OF REFERENCES FROM US WHICH WE WILL BE HAPPY TO PROVIDE. TALK TO OTHER CUSTOMERS FIRST HAND & YOU WOULD NOT BE DISAPPOINTED. TO THIS DAY, THERE REMAINS AN UNPAID BALANCE OF APPROX $30,000. AND YES, HE WAS FOND AND PROUD OF THAT CONTRACT.
