Avid Property Management

Avid started out well the first year. Got our finances and insurance up to date. The original property manager Cindy did the nuts and bolts but was often hostile and difficult and rude to the owners and renters. We never received copies of notices sent to owners for violations, though it was requested. Requests were made to walk with the property manager for violations but it was impossible to schedule a time with Cindy. Owners complained when they tried to reach the property manager they never got a response and if they did the property manager was unfriendly and rude. We did request a new property manager from the company which they provided, but communication was poor and things still were not done. The first year was fine, the second year was ok, but communication was very poor and no one had any idea what was going on in the community. By the third year, when the new property manager came on board, he asked if we requested notices not be sent to owners because the property looked so bad. we said no, it just appeared they were not being sent(we would have no idea because we never once saw a report of what was sent and to who because the notices program was broken for the three years we used them). Overall I would say if you are very well established community and just need bills paid, checks cut and sent you should be fine. The price is low but you get what you pay for. They are rude and unprofessional and I think overwhelmed with properties. In hindsight we should have gotten rid of them after the first year but we just did not know any better.
