I hired Tony Merced to do a mold inspection for my rental property in order to assess if a costly and invasive remediation procedure was warranted. I was charged a hefty $520 fee (initially he wanted over $600). He spent a great deal of time explaining me about his techniques, and on what testing he would use and when. However, what he deceivingly kept quiet about was that his inspections never reveal with certainty the existence of mold. Upon receiving his report, I saw this unnerving fact for the first time. Additionally, 75% of this report is all about remediation instructions because of the existing water damage, regardless that his "inconclusive" test did not reveal any mold. This was not at all what I requested, and had I known about it I would have never hired him. The only reason I requested this inspection was to avoid uncertainties, and certainly was not requesting data about remediation but can understand how padding the report with this information helped justify his fee. At the time of ordering this inspection I was out of the country in a different time zone, with tenants in the property. Evidently Mr. Merced understood the vulnerable position I was in, and seized the opportunity to take advantage of it. Ultimately, any mold home-test kit can reveal the same "inconclusive" results he submitted (yet cost under $50). When I brought this to Mr. Merced’s attention, he kept pointing me to his "small print" agreement that he was so forthright on having me sign, along with the fact that he has a license, while dismissing the nature of my grievances. Undoubtedly this license didn’t prevent him from engaging in unethical, deceiving and egregious practices. Be careful when dealing with this company and its owner.
