Excellent job.

We really appreciated how meticulous Southern Home Consultants were in conducting the WDO inspection. The sellers had not fully completed the WDO repairs as required, and Southern Home Consultants were very adamant about not giving a clear report unless the job was done appropriately. They even met with the repair people to show them exactly what they needed to do.

We thought it had gone well until after we closed on the home and found many omissions. We had chosen this company because we saw a report that they had done a very thorough job on. Our first night in the house, the master bathroom toilet flooded the bathroom. We hadn't even used it. I saw water on the floor and my husband checked to see where it was coming from. The tank bolts were loose and the tank was rocking. He shut the water to the toilet off and flushed the toilet. We dried up the water and went back in the bathroom about 20 minutes later just to find that the toilet had flooded the bathroom again. My husband had to crank down on the shut-off and we had to soak up the remaining water in the tank. The next day he had to take the toilet apart, reset the tank and rebuild the guts inside the tank. I wanted to know if the tile shower pan was leaking because I had seen the report from the other house where they had taped up the drain, filled it with water and waited to see if the water escaped. However, on my inspection, they said there was no way to tell if it was leaking and all they did was take moisture readings on adjacent walls. Why didn't they check to see if water was escaping in my shower? In the kitchen, they said the dishwasher APPEARED serviceable. What ever happened to checking to see if it was serviceable by running it? I went to open the door and the thing nearly fell out of the hole. It wasn't even bolted in. The sink DOESN"T have a hand sprayer but the faucet was dripping steadily. The ceiling fans in the laundry room are a joke. The blades were loose on one but at least it works now that the blades have been tightened. The other one doesn't work at all. The pull chains have frozen up. The garage door opener has a battery back-up but the battery is dead as a doornail. The outside spigot on the patio was dripping steadily. As for the electrical outlets -- not a single outlet in the house will hold a plug. They are so loose that I can't even get the vacuum cleaner to stay plugged in long enough to do the floors. We didn't expect the house to be perfect, but we expected to get our money's worth.

Asked for someone to come out and give me some independent advice on whether or not our house needed to be painted/stained at this time and how to properly paint/stain the wood.  Was told it would cost $150 which I considered to be a good investment since the prior company I called wanted $300 for the same service. 
Raney came out, walked around the house with me and we agreed the house needed to be painted/stained.  He suggested stain to be the most appropriate application.  When I asked him if he wanted a check or credit card to pay for his visit, he said there would be no charge since he was only there for about 5 minutes.  I thanked him and he departed but before he left he gave me the name and phone number of a painter who he highly recommended for the needed staining.  I contacted the painter and got a very good estimate.  By the way, the painter was highly rated on Angie's List.

We thought it was fine, we didn't know anything about inspection reports other than we should fix what it said. All the repairs looked minor so we trusted it. On the inspection report it said there were tree branches that were touching the roof and they should be trimmed so we called a tree service for an estimate and they were immediately concerned that there were two 60+ foot dead and rotting pine trees in the back yard that needed to be removed immediately. We were obviously concerned and surprised, we had no idea there were dead trees in the yard. The tree service was shocked that it was not mentioned in the inspection report. We have since received two other estimates, both of which said the same thing about the inspection report. Nothing was mentioned about these trees, one of which is less than ten feet from the house and both which are in full view. Now we are facing estimates averaging $2,000 for tree removal which was not mentioned in the report at all. This is not acceptable at all -it is pure negligence.

It went very well. They were professional.  Their reporting was detailed and accurate.  They were also prompt.

13733 Sweet Magnolia Rd was thoroughly inspected by Southern Home Consultants. The comprehensive inspection saved us untold thousands of dollars in unwise real estate investments. EVERY detail of this property was recorded pictorially and then a written explanation of each was provided. All outlets, doors, openings (roof, wall, floor and structure) were checked. Drawers, sinks, doorknobs, shower floors.

The house was built in 2007, but never occupied.

A detailed 55 page PDF was in my mailbox by close of business the same day, clearly pointing out all of the damage and structural issues with this property. Follow up communication was also provided to let us know if we had ANY questions or concerns that we could contact them at any point in the future.

This inspector came very highly recommended  and we were not disappointed. We have them scheduled to do the inspection on our new prospect in upcoming weeks. Schedule them

well in advance, as they are in high demand in Leon County!

Inspector was on time, was very professional and provided answers to any questions I had. This is my first home purchase so I had lots of questions which were all answered professionally. 
I would definitively use this company in the future.

Raney Oven with Southern Home Consulting provided the mitigation needed to reduce our radon level to 2.1.  Southern Home provided a turn key process, with their electrician and roofer.   All work was clean and professional started and completed as promised.
$1800. Was expensive but they are the best game in town.

I've used this company for 3 inspections on my home. Will Oven was the inspector every time. 
First time (April 2012) I called to get a full home inspection prior to closing on my home. It was my first home purchase so I had no idea what to expect during the inspection process. My home is over 30 years old with a pool so there was quite a bit to worry about that could go wrong. Will inspected everything (roof/electrical/plumbing/AC, etc...), took pictures and notes and walked me though the whole report once completed to highlight items of importance. The whole process took about 3 hours. Even after the report was issued he was available to answer questions I thought about after the fact via phone/email.
Second time he came out (March 2013) was for a Wind Mitigation Report my insurance company needed. My appointment was at 9am and Will arrived slightly earlier. I thought he wouldn't show since it was raining heavily that day and I imagined he 
needed to get on the roof - but sure enough he showed up wearing his poncho! Knocked out the inspection in 30 minutes or so. 
Third time (April 2013) was for a 4pt Inspection my insurance company needed and I couldn't get from the 1st inspection since I had to do some repairs. Will showed up, had his file from last time he visited, and walked through the home taking pictures, checking things off the list. This one took less than an hour. He even called my insurance company afterwards to clarify some issues they had.
Will is accessible/reliable/honest and in my opinion does good work. Would definitely recommend him and if for some reason I need another inspection (after having 3 done already) I would use him again.

Home inspection took about 2 hours and appeared to be very thorough.  Excellent written report furnished, with helpful pictures. Inspector was professional and thorough.

I was able to get an appointment with in 24 hours. Will was very proficient and well prepared for the job. We have our first home and it is brand new, but wanted the comfort of knowing everything was built right and to specs. I would absolutely recommend Southern Home Consultants and would use them again.

He came prepared to do the job right, with all the equipment necessary for a proper inspection ready to go. The house we bought has a very restrictive crawlspace entry, but he was able to slip through and find some pretty substantial problems with the subfloor. He spent a good amount of time on every level of the house: crawlspace, main living area, attic, and roof.
