I contacted Richard Gregorek of Associated Home Inspectors (AHI) based on a referral. Rick was able to accommodate coming to the home and performing the inspection the same week I contacted him. He showed up right on time and brought someone along to help with the roof portion of the inspection. We signed the paperwork and paid cash before the inspection began. The house we were looking at needed maintenance and repair so we wanted to be there while he was inspecting to get a good feel for what we may need to do if we purchase. The inspection went fairly well and, it took about 2 hours from start to finish. Rick is a very nice guy and was very helpful during the inspection. We walked through the home as he did his inspection and he was very helpful in pointing out what works and what doesn't work and areas to get looked into further. He was fairly thorough and looked at all the systems in the house, even the boat lift outside. He verbally gave us a list of contractors that could provide estimates for repairs. After the inspection he gave us a rundown of what would be in his follow-up report, which was very helpful. He let us know that the house would qualify for some wind mitigation credits and if we chose to purchase the home he could provide the report for his normal fee ($125).
After the inspection it was difficult getting the written report from him. He came out on a Saturday and sent the report the next Wednesday afternoon. The report had quite a few factual errors and, when I brought it up to him, he said he had to write the report from memory because his computer went down. The report did not include any pictures and was very limited in details. It did not look professional (it included grammar and spelling errors) and it was not reflective of the verbal report he had given us the day of the inspection. He did correct the errors that I caught, which was good.
In mid-September, we decided to move forward with the purchase of the home and needed to get the wind mitigation and roof certification forms. He did have some pictures to assist here, but had to go out and take more to meet the minimum requirements for the forms. The report also had one error in it, (clips vs. straps) that he was going to correct. He never sent the updated reports or pictures. We made multiple appointments and I even offered to drive up and pick up the report. Eventually we had to use another company for the work and some additional work that I would have given him if he had been responsive.
Bottom line is that I would have been satisfied with the services provided if he had followed through and finished the reports. He has the expertise and is pleasant, but lacks in follow upand punctuality which is critical when buying a home.
