It should be noted that we are not in danger of foreclosure nor in arrears with our current mortgage. We simply wanted to lower our monthly mortgage payments and take advantage of the lower interest rates that have been available for the last year. We submitted a refinance application to Wells Fargo Home Mortgage. Endorsed by WFHM, Joan E. Cass, Certified Residential Appraiser, arrived on time but came with an associate whom she was "showing the ropes" and tutoring new mobile appraisal software. Granted, our home is small but Ms. Cass was in and out in a record 35 minutes flat. The reason given: the new computer software expedited the appraisal process. Knowing that the loan amount requested rested largely on Ms. Cass's appraisal, we were appalled when we read her finished report. Our home is located in a 48 (identical exterior) home community. The amount of our request was not unreasonable as our home is in good repair, well maintained and has amenities other homes in our community lack. Ms. Cass's appraisal was dotted with erroneous information, some so glaring as to be laughable; nonetheless, we found the present day value of our home lowered, decided and done! We respectfully confronted Ms. Cass with our objections and pointed out a laundry list of her errors. She informed us that we should follow protocol and formally request a meeting with WFHM and her in order to present our objections. We did so but our request was ignored and we were, in essence, summarily dismissed. We cannot "fight city hall" ... Wells Fargo Bank is too big but we can undeniably attest to the apparent incompetence and lack of knowledge exhibited by Joan E. Cass. Ms. Cass boasts on the one hand 33 years experience and on another occasion 24 years; whichever she chooses it does NOT exempt her from making errors. Having 26 years experience in a similar field, we know and recognize erroneous reporting when we see it. Because of Ms. Cass and her apparent incompetence, this simple refinance request has been a singularly stressful and frustrating experience. I would highly recommend that Ms. Cass become more adept with her "new smart computer software" and perhaps allot separate time to tutor an associate. Prescription eyeglasses might assist as well. In closing, if there be any doubt, let us say emphatically that we would NOT use Wells Fargo Home Mortgage again and most especially, Joan E. Cass, Certified Residential Appraiser. Mr. and Mrs. William King
