0 stars!!! Be aware - GLK Construction is not trustworthy, not communicating, managers and employees are unable to make decisions, and they work without obtaining required permits. We started off with GLK on October 7, 2022 for a full house remodel (incl. Tile floors, bathrooms, kitchen, cabinets, windows). The initial contract value was $84,078.93 and grew to approx $90k based on desired or required change orders. We ensured that contract included all needed specifications, especially that all work will be properly permitted. We were to provide tiles, fixtures, lights, etc while GLK provides kitchen, windows, labor, project management, permitting, support material. We engaged with GLK Owner, Jeremiah Klotz, directly for contracting, communications and escalations. Their project manager was absolutely unqualified, never produced any project documentation (plan, timelines, status). The owner at one point requested us to perform Quality Control and we ended up drive this project ourselves, as best we could, creating issue logs, status notes etc. The initial timeline to completion was 4 weeks, with promised completion on Nov 1, 2022. The work finished on June 6,2023. The significant and outstanding issue is the permitting of the renovations. Besides plumbing, electrical changes, doors had been replaced and, as per GLK Suggestion, a load carrying pole was replaced with a LVL beam to open up the kitchen. Timeline: GLK requested 30% upfront to get started, paid Oct 5, 2022. First phase, demolition, was done fast. Once done, they asked for the 2nd 30%, paid Nov 4, 2022 Phase 2 included flooring and kitchen and bathrooms. In phase 2, he requested additional payments tiling (as he did not properly plan or budget for Satillo tiles). GLK requested us to pay the next 30% before completion of this phase (kitchen backsplash not done, cabinets not finished, bathroom not properly done), paid Nov 18, 2022. After we payed 90% in November, work slowed down with minimal to no progress for months. We reached out, escalated and were promised progress but nothing happened - until we engaged a lawyer and provided a first review sharing our experiences in February 2023. Within days we got proactive reach out from GLK asking us to take the reviews down, in return they promised to finish the project properly, and to our satisfaction. Work was completed on June 6, 2023. Outstanding was obtaining permitting after the fact. On below detail timeline, GLK Owner was either addressed or cc'ed in any communication. July 13, 2023 GLK Owner email responded that he needs to check with the engineer as he was just waiting for him to stamp and seal the plans.
