Island Way Clean and Seal, LLC
About us
We specialize in the pressure washing and sealing of all brick pavers, travertine stone, marble, and concrete. We also specialize in painting pool decks. We provide five-star results at three-star prices in order to gain market share. We use commercial-grade pressure washers and electric sprayers for results that generally last 3-5 years. We primarily use ICT's pure urethane sealer, with a 45% solids content (highest on market), built in algae and mold inhibitors, with color enhancing, joint stabilizing, and anti-slip properties. Since we also use this breathable sealer, we eliminate the chance of the dreaded "white haze" common with inferior solvent and water-based sealers, and can complete most jobs in one day, minimizing downtime for the customer and contractor. I personally ensure you get superior quality every step of the way. Local Family Owned Tampa Bay company, properly licensed (C-11192) and fully insured with workman's comp for your peace of mind.

"Thank you for trusting us with handling a very technical and difficult paver stripping and resealing job that was caused by another so called "paver sealing expert." Paver sealing is all we do. We specialize in it, that is why it always better to hire us first vs say a paver installer, or pressure washer co., or painter for example. Glad we were able to come to the rescue. Looking forward to doing more work in your neighborhood John! Thanks again"
"Pleasure working with you as well Susi! Thank you for your business =D"

"Thank you for your business Chelsea! It was a pleasure working with you as well :)"
"Mr. Owen, this is disappointing to see since we tried our best to make you happy, offered to come back, even gave you a significant discount. Using your own words from your review: 1) We told you what product we were using over a year ago when giving the initial quote, I have the texts to prove it, so why are you lying? 2) You claimed you owned a paver sealing company after the job and used it as justification for condescendingly telling us what we should of done differently (another lie, I checked, even though it was obvious) 3) The job looked great, we have before/after photos to prove it (anyone interested can email us at [email protected]) 4) We seal travertine pavers for a few of the largest builders in the Tampa Bay area, we literally seal tons of it, we don't need your "expert" opinion on how to complete our work that 99/100 people love 5) We tried to make you happy by coming back and applying more product but you refused 6) You left a bad review, refused to pay, and continued complaining for 35 minutes on the phone. Erin, who is the nicest woman I know and is praised in our reviews, again asked how she could make you happy even though you were berating her (as you still are in your review, btw). You then put her on speaker phone for all to hear and said things like, "Oh I don't know, do you have a time machine?! HAHAHA!" You're not funny, just rude, misogynistic, and unpleasant to deal with. 7) You danced around constantly changing what you were unhappy with, so we frankly asked you if you wanted some money off the bill (you clearly hinted at that, and if you actually are a metal fabrication contractor you know exactly what you were doing). You stumbled all over your words and said "uh...I...Ehm...if that's what YOU want..." I've been doing this a long time, you are not the victim here, you are the abuser. Regretfully, we still took money off to attempt to appease you 8) We fired you as a customer as shown in that email, we actually paid you money to go away. It's rare for us, but I think that speaks for itself. In short, we provide a high quality paver sealing service for a reasonable price and treat everyone courteously up until they mistake our kindness for weakness. We are a local small business, not a charity, or your punching bag. The next time you go to a fancy restaurant, eat your expensive, nicely served, perfectly cooked filet, then throw a tantrum, yell at the waitress, go into the kitchen to tell the chef what he should've done better, slanderously post MULTIPLE bad reviews before you leave without paying, and then perhaps you'll understand why we were firm with you. Thanks"
"Sigh... Mr. Mixa, here is your email five months after the job admitting that it's not our fault and that you do likely have a moisture/algae problem on your property: "Mon 10/11/2021 9:37 PM We think we, with the assistance of your sealant supplier, are reasonably sure we have determined the source of the algae on my pavers. I only contact you for your? education and experience?. First, we had our garage floor professionally pained with epoxy with a ? vapor barrier ?. After several months the garage flooring blistered or bubbled over the majority of the garage floor, which indicated that water was coming UP through the cement floor, penetrating through the inadequate vapor barrier, causing the blistering. It seems reasonable that the same condition exists causing the algae buildup we experienced with our pavers. This is why I had hoped you could make a job site called when your men could not eliminate the algae with pressure washing and muriatic acid. The algae was? under? the sealer, not on top of or over the sealer. I will have the sealer removed and pressure washed. Hopefully, that will solve my problem. I offer this hopeful solution for your professional benefit. We all can learn, even owners from customers. Best regards, Richard Mixa" It is mind-boggling that you question our integrity now when you had agreed with our, and the sealer manufacturer top technician, assessment(s) in writing in October, and then suddenly changed your mind a few months later. You also sent many unpleasant letters/short novels threatening us with bad reviews and legal action 11 months after we did the job unless we sent you ~$1000, which is considered both bullying and extortion. Treat others how you'd like to be treated! We were nothing but nice to you, and we did not charge you for the cleaning service when you hired us for the second time later that year. We are a fair, reasonable, and professional company to work with, our reviews and awards reflect that fact, and we simply ask the same in return from our customers. Frankly, Mr. Mixa, it was extreme displeasure working with you (and your wife) and we would not do it again. When you most likely have the same issue after the rainy season due to the poor drainage on your property, I hope you will realize we're not the bad guys, and that you should've trusted our expert professional opinion after all. Thank you."
