(I recommend you check with Federal Credit Unions and/or USAA Federal Savings Bank for your home loan or refinancing, they seem to offer the best rates). Of course most lenders will have affiliated title companies that will cost you a lot more, but most people don't care because it's the easiest and most convenient way to get the loan approved quickly. We are purchasing a condo,and I was overwhelmed by all the fees involved in the closing. I called this company for clarification and to get an idea of who paid what (buyer or seller). The office employee was very helpful and answered all my questions. I recorded their name for possible future use, but we ended up using a title agent who had worked with our realtor in previous sales.

We recently purchased a home in Clearwater, FL. Our real estate agent, Lana McDonald uses Coastline Title of Pinellas for their closings and title work. We were pleased with Tina Williams' professionalism, quick response to emails and phone calls, and her attention to detail. When it was noticed that our settlement sheet included charges that were never disclosed to us, which by law needed to be, Ms. Williams personally went to our lender and brought to their attention that those items should be removed from our settlement costs. Her efforts were successful and the end result was that we saved a lot of money. Ms Williams was under no obligation to have gone to bat for us like that. She could have proceeded with settlement and it would have been up to the lender to "make it right" within 30 days. However, she wanted everything to be complete and correct before proceeding. Now THAT's the kind of attention to detail and "above and beyond" service that a homebuyer needs!!!
