I went with TM due to the floor plan I liked compared to many other builders in the area. Now post covid times all builders have been slacking, but if you want quality good luck. TM might be better than Lenar, but you are still going to face TON of issues. I've been in the house for 6 months still finding issues and some of the issues you have to fight and prove that they screwed up. If you can hire and afford an independent quality assurance person to follow from start to end DO IT. I have lost my trust and confidence with TM. Will look somewhere else. To many issues to list, even after $100K+ upgrades the installers/workers do not give a crap as well as so called TM QA that does final inspection.

DO NOT BUILD A HOUSE WITH TAYLOR MORRISON. THEY USE OLD, WORN, CRAPPY MATERIALS TO PUT IN BRAND NEW 800K HOMES. THEY USE THE CHEAPEST PRODUCTS POSSIBLE, NOT EVEN BUILDERS GRADE, BUT BELOW THAT IF THERE IS SUCH A THING! AFTER YOU CLOSE THEY DON'T WANT TO FIX ANYTHING, EVERYTHING IS A FIGHT WITH THEM, THEY HAVE NO INTEGRITY!! THEY TRY TO PUSH YOU TO CLOSE BEFORE THE HOUSE IS EVEN COMPLETED JUST TO GET THERE MONEY. IF RYAN IS YOUR WARRANTY GUY HE WANTS TO DO EVERYTHING THE CHEAPEST ,FASTEST CRAPPIEST WAY POSSIBLE. HE DOESN'T WANT TO HELP YOU AT ALL. NONE OF THEM DO. ALMOST EVERYTHING IS MY NEW HOME HAD TO BE REPLACED OR FIXED, FROM WINDOWS FALLING OUT OF THE FRAMES, TO SLIDING GLASS DOORS NOT WORKING, ALL APPLIANCES WOERE SCRATCHES AND HAD BLACK SPOTS ON THEM, PAVERS FOR POOL HAD TO BE REPLACED BECAUSE THEY WERE ALL STAINED, PAVERS ON DRIVEWAY ARE ALL SATAINED AND ARE CHIPPED, LOOK VERY CHEAP!! TM IS DISGUSTING AND UNETHICAL AND NO INTEGRITY AND DON'T CAE ABOUT HOW THE FINISHED PRODUCT LOOKS, JUST WANT IT DONE. THERE WORKERS DON'T HAVE ANY TRAINING, DON'T SPEAK ANY ENGLISH, NO ONE SUPERVISES THEM. MY FRONT BATHROOM HAD TO BE RE-TILED 3 TIMES BECAUSE THEY SEND GUYS THAT DON'T KNOW WHAT THEY ARE DOING. SORRY I BOUGHT FROM TM, WON'T EVER RECOMMEND THEM TO ANYONE. THEY HAVE LOTS OF CLASS ACTION LAW SUITS IN PLACE ALSO.

We made the mistake of purchasing a newly constructed home in Nokomis, Florida. I can't tell you how disappointed we are in Taylor Morrison. There is no pride of workmanship with this builder. They are quick to make sales and walk away... The houses are cheaply constructed and full of defects. Our home has a large crack in the wall. After months, they still have not installed flashing nor repaired the long punch list of defects. The Palmero community is a DUMP - garbage everywhere. The dumpsters are overflowing with construction materials blowing into the ponds and gardens. No one, including the supervisors and sales agents, take notice or clean up. It is ABSOLUTELY PITIFUL. The lawn crews do as little as possible, leaving the place unkempt with long grass and gardens areas full of weeds and debris. They run over the garbage, shredding it, and destroy the sprinkler heads. At this price point, buyers have many options... you can get much better value with other builders.

The worst experience by a builder that I’ve hired. I’ve built multiple homes and have not ever gone through the nightmare of Taylor Morrison build. It would be furiously frustrating to detail every insufficient building issues . Let me start with this. I was forced to close on a Taylor Morrison built home on a holiday weekend while I had no where to live but an 8 hour drive away because they kept lying about a closing date. I couldn’t find a rental in the arear that took small dogs since Sarasota county is inundated with snow birds in the winter. I was threatened by the supervisor of Taylor Morrison homes that told me if I didn’t close after they got an occupancy permit from Sarasota county ,I would lose my substantial deposit. I moved ito a home paid in cash that didn’t have trim on the front door, wind hallowed through, no shower doors, no mirrors, a leaking roof , incorrect insulation, sinks and bathtubs not caulked…ect..ect.

Beware. Taylor Morrison will say they’re building your dream home but as soon as you close, you’ll do nothing but fight and argue to get them to fix their crappy work. We’ve lived in our house for 6 months and still have pre-close items that aren’t fixed. Exposed trim and siding heading into the winter months in Colorado, crap concrete, two different sheens of paint on our walls, the wrong glass on a slider so it’s noisy inside… the list goes on. When they finally got around to touching up the paint, they made our black garage door two-tone and seemed to think that was OK. We pointed all of these things out on our final walk and were told they would convert into warranty tickets. Warranty has fought every step of the way though our ask has never changed. If you want to move into your dream home and fight an uphill battle, Taylor Morrison is your builder. *Of note, we have been very mindful and understanding of labor shortages and supply chain issues.* I am certain that the big wigs at TM, the supers and warranty people wouldn’t settle for this work on their homes so I’m not sure why it’s supposed to be OK on ours.

BUYER BEWARE. After you purchase a home for build and you bring up issues about the QUALITY OF WORK DURING THE BUILDING PROCESS, they will attack you and will discontinue working on your home as punishment. They can't keep contractors that will stay with them as they are so buried with QUALITY ISSUES. They treat their employees horribly. They squeeze their subcontractors so tight that they too are impossible to deal with. Coast to Coast Pools (Cheryl) is a NIGHTMARE to work with as well (subcontractor for pools). They are HORRIFIC at providing any meaningful communication. ALL homeowners in Azario have lists a mile long of QUALITY issues. DO NOT PURCHASE OR BUY FROM THIS BUILDER. THEY ARE THE WORST. BUYER BEWARE.

They were very helpful. They did not pressure us as we decided to go with them. They were helpful with the loan process and they were very responsive to any problems we noticed along the way. We are very pleased with this company and we would use them again.
