"When replacing a roof, all rotted wood must be replaced with new plywood. Before tearing off a roof, it can be hard to tell how much rotted wood there will be. Our estimators routinely explain the pricing and ensure the homeowner understands that the cost will be added afterward once we replace all rotted wood. In this case, your client's roof had a lot of rotted wood. The total for replacing all rotted wood on the roof did come to $1,232.80, that is correct. Rotted wood replacement is also the first initial line on the first page of our proposals. It is good practice that AC lines are kept a few inches from the roof decking. It is generally understood that roofing work penetrates the roof deck. This would include nails, screws, vents, and more. Installing a new roof would be difficult if lines and wires were regularly installed to the underside of a roof deck. The AC line was cut as rotted wood was being removed from the roof. We have photos of the incident that show the AC line butted directly to the roof deck. The incident of damaging the AC line was unfortunate, however, our crew leader Mingo immediately contacted his supervisor, Chad. Thankfully, Chad was able to contact Florida Comfort AC who repaired the AC line that same evening. Florida Comfort AC confirmed with the homeowner that the AC line should not have been butted directly to the roof deck and described the good practice of at least 1.5" inches between any AC lines and roof decking. Our supervisor and the AC company worked with the homeowner and it was determined that the incident was not the fault of Roofing by Curry, rather, unwise placement of the AC line. We keep notes in our files so that we always have these incidents on record. It is also worth noting our contracts have information for homeowners regarding electrical, plumbing, and AC in their attics. We apologized for the trouble and the homeowner was very gracious and understanding. It is disheartening to see that their realtor had such a difference in perspective."
