"-WE DID NO WORK FOR THIS CLIENT- Only a simple design drawing *Please see reviews from Clients we Performed Lengthy Projects for* It was disheartening to hear of the members "unusual complaint". Let me start by saying getting a building permit in the State of Florida is no easy task, as this owner found out when she attempted to do what we do every day on her own, and act as her own Contractor. We started out with being hired to give an estimate and design a guest cottage. Then once we gave basic pricing, the owner wanted to perform most of the work herself and get her own permit but did not realize how difficult it will be to acquire the permit, hire, manage, quality control and complete a project with the degree of detail that was involved. She took our design drawing and tried to get a building permit with it, which our designs are not Construction Drawings, and she was told by the City of Venice all she would have to comply with in order to do her "simple project"...another $2,000 to hire an Engineer, develop detailed Construction drawings and then move to packaging everything for a permit, almost 100 pages of documentation. Easier to tear the building down and start over since it was a 400 sq' dilapidated outbuilding. I personally told her that it was going to be very difficult to do what she wanted to do with the building, but she insisted it was a "Simple thing" and she would tackle it herself. The work that reputable Contractors perform everyday in dealing with municipalities, Building Inspectors, trade Contractors, vendors, and employees is a real specialty and should not be attempted by an Homeowner, unless they can dedicate full-time priority to such an endeavor, and have experience in doing this type of work. I did apologize to the member, if we somehow did not communicate well enough, which I certainly thought I did, and if we could help her with referring an Engineer, we would. But when a owner feels our service is not worth the cost or value, we usually have to part ways early on, since reality is most contractors, such as ourselves, don't charge enough for all the service we provide. I wished her the best, honestly, but glad she posted this so we can explain to others the pitfalls of "Being your Own Contractor"."

"We did many projects for this member and it all turned out great! They were thrilled and have hired us to do another project, which we are currently working on, to enclose a carport and turn it into a garage. They were an absolute pleasure to work for."
The results are a beautiful, newly remodeled condo. Everything was completed to our specifications and satisfaction. If something wasn't exactly right initially, they corrected it without question. The kitchen design is much more attractive and functional than the previous layout. The bathroom is larger than before and the shower includes great amenities like a shower seat and shelves. The condo looks more spacious due to opening the wall of the kitchen and adding a breakfast bar. The new impeccably laid tile floor, baseboard, trim and doors have upgraded the appearance of the entire unit. All tiling, painting and finishing was completed in a high quality manner.
The pricing of the project was very close in cost to the two other quotes that we obtained. Changes to the initial contract were kept to a minimum with only two change orders adding extra cost. We felt the price of the project, cost of change orders and the installment payments were reasonable.
The project took about a month and a half longer than estimated in the contract; however, due to the quality of the work and the responsiveness of the contractor, this was a minor issue.
"This was a total Condo Redo on the 4th floor. With the client being 4 states away, it takes real trust in the company you are hiring. They gave us their trust and we did exactly what we said we would, and a little extra work to just make the project shine. "Major whole house redo with design changes and all new finishes. These are the type of projects that can go bad, if not sure you are hiring the right Contractor. There are many ways to underestimate the job, unforeseen conditions can exist, and as many as 18 different trades can be involved. This is the type of work we specialize in and do the best. This client was 4 states away and we performed the entire project over a 4 month period- in the end, the member was very happy with the end result ! Just a great customer, who we will miss working with."

"This was an entire Condo remodel. Enjoyed working with these folks so much. Had fun and if they ever call us again, we will be there to assist. "Super nice people- spent about 45 minutes at the home tossing around ideas for the new kitchen and doing a measure. At the conclusion of our meeting, the member was to select her appliances and e-mail those to us, so we could do an accurate drawing of the kitchen and she never got back with us with the exact model numbers & make of appliances for us to do the detailed drawing. When she called back asking about the drawing, I explained we never received model numbers of appliances that our Cabinet Designer would need, but we could go ahead and send her a drawing, using all standard sized appliances, which I did. Then it never went anywhere after that because the customer told me she decided to purchase their cabinets through a buying club they had bought a membership to recently. However, we did supply an AutoCAD kitchen design to the member, as requested at the initial visit."
A general contractor can be no better than the subs he uses. With one exception, Tim uses outstanding subs. Its vanishingly rare to find subs who really care about getting the job done right and are willing to ask questions till they know exactly what the buyer really wants. Kudoos particularly to Pro-Plumbing and Halo Electric. The exception: the drywall guys, who were sorry and had to redo the job. Tim has other drywall crews and I would recommend making sure you get the best one.
The job took longer than we expected. Part of that, I think, is Tim being overly optimistic about how long a very complex project would really take. Part was the drywall guys. However, when company was coming, things were down to the wire, and we really needed a working kitchen, it was. No real complaint.
- We are very happy with the end result. With a project of this scope there were some minor annoyances and one major miscommunication, which Tim offered to rectify. Tim is very busy so the project took a lot longer we than we expected. We signed a contract in late July 2014 and the work was finished mid December.
"Project turned out nicely, great clients to work for. The time frame in which it took was due to detailed construction drawings needed & city building permits, which took nearly 8 weeks alone. Owners did not occupy the home, so we were told flexible in timing, at the start, but they wanted work completed prior to high season, which it was. We are very busy, of course, mainly due to clients being able to trust us & know for certain they will get professional results with the least amount of headaches. Each project is so custom in nature, with many variables- but our goal is ALWAYS to put the customer first and give them more than they expected in the end!"
The job they did was way beyond our highest expectations. Their workmanship and professionalism was excellent. Each and every member of their construction crew was polite and extremely professional. Each week as they proceeded through the project we would receive a detailed report of the work along with pictures to show the progress. Whenever we had a question we would send an e-mail or call their office. Every question was responded to promptly.
They suggested things to be done that we never even thought of. They completely renovated our existing bath from an old style tub/shower to a beautiful new walk-in shower with color coordinated tile and brilliant high-end glass sliding doors. They made our new master bath similar to this, but with subtle differences like a half wall next to the toilet, and a solid glass swinging door. They put a beautiful arch in the entry way leading into our new sun room. They added, to my wife's delight, a pantry for dry food storage. They added closet organizing shelves to our new master bedroom closet. They added a beautiful "outdoor shower" for when our grandkids to rinse off after coming home from the beach. They replaced the existing front door with a beautiful new door with an arched window, and a push button key pad for a lock. They designed an extremely unique screened in porch that tied our roof from the main house into the garage roof. Their architect blew us away with this one, because these roofs did not line up at all. They put in a laundry room for my wife to include a granite top folding table for her use. They completely re-wired the entire house to code. They suggested and installed a new state of the art HVAC system for our new addition that is quiet and extremely efficient.
Basically, they took a 1975 (900 sq. ft.) 2-bedroom one bath home and turned it into a brand new 3-bedroom, 2 bath home (approximately 1,800 sq. ft.) that is the delight of our entire neighborhood. A number of our friends, relatives and neighbors have visited our new home and they all have made comments on the quality of workmanship that went into this project.
We have gone through 2 remodels on our home in Buffalo and in comparison, the remodel in Venice was much easier because of Tim and his conscientious employees and sub contractors. All the workmanship is top notch. Our floor is ceramic tile that looks just like hardwood and is layed in a herringbone pattern. It was a tedious process for the tile guy but it is done so precisely and flat with perfect cuts and grout. Everyone's first comment when walking into our place is how fabulous the floor is!
The kitchen and bathroom cabinets which we purchased through Coastal Living are well priced and very good quality.
Our stair banister and loft banister are custom made by one of Tims carpenters. They were built in exactly the Chinese Chippendale style that I had described to Tim. Providing Tim with sketches and photos from magazines or websites is a great way to help him bring your vision to reality. Also, Tim has a good eye for design and made some great suggestions that we used.
We made a few last minute changes (adding trim on staircase, bifold door in laundry room) and it was no problem for Tim. As he said from the start...we are not done until you are completely satisfied. And let me tell you, we are! We have a showplace to share with our cold Buffalo friends and family!

Tim responded very quickly to my request for an estimate and was very helpful with new ideas and suggestions. Work started about 4 weeks later and was completed over the next month. The quality of the work has been excellent and most of the communications went smoothly and problems addressed quickly. The people that performed the work were all extremely professional and unfailingly polite. I am thrilled with the results and Tim would be my first choice for future projects.
We trusted Tim to correct the issue and he came through with the most AMAZING work for us. The wall needed to be rebuilt, studs added and the tile redone. We were ECSTATIC with the results.
