A 20/20 PROPERTY INSPECTIONS

Called them to ask for photos of condenser & air handler as all that was provided was a close up of the labels. Insurance Companies require the photos and the person I spoke with argued with me that it's not required. Beware of this as you may have to pay for another inspection to have that information provided if it wasn't to begin with because he said my Insured would have to schedule another inspection which would be another charge.????

While many assurances were made about the inspection, as featured on the company website and highlighted by a 200% satisfaction guarantee and a statement that indicates the company is "looking out for you," that has not been my experience. I have yet to receive information I requested to help me better understand an issue that has led to having to file an insurance claim less than 3 days after purchasing a home that Mr. Ron Kennedy inspected. Unfortunately my negative experience with the quality of service and response from the company does not appear to be unique as this company has a "C" rating with BBB: [*** Link removed ***]

He was very prompt and professional. He went through the house and did his evaluation first. He then took me through the house and explained everything very well to me. He gave me about a 35 page report regarding everything that included detailed descriptions and also photographs. He was very prompt and patient during the whole process. I would certainly recommend him to others. I also wanted to say that I did not have to wait a long time to get an appointment with him, the scheduling was very easy.

Had them out for a home inspection for a home purchase. Showed up on time, and were very courteous and punctual.The inspection on the day seemed to go OK, nothing major was really found. We went ahead with the purchase.
Then we moved in.
I have a laundry list of things that should have been caught that were not found on the report. Enough items that I probably wouldn't have purchased the house as we did, if found.
Some of the items....
1) Rusted out pool heater
2) Cracks in pool foundation
3) Water leaks and mold in wall
4) Water stains from leaks on ceilings
5)Intercom system not working
6) Water heater leaking....
And we are still finding stuff to this day.
To be fair, after they were told of the debacle, they refunded my inspection fee.... HOWEVER, I am now looking at over $20K of repairs that should have been caught. I would rather the items have been found, than have the $1300.

Mr. Kennedy arrived promptly and was courteous and professional. Before he left the premises, I had a full report of all of the items that needed attention. He also provided a web site, so that I could investigate further one of the problems that he found.

IT WAS FINE. I LIKE THEM VERY MUCH. THEY ARE VERY THOROUGH. MR. KENNEDY DID IT HIMSELF. IT IS A ONE-MAN BUSINESS. THEY DID QUALITY WORK. HE WAS HERE FOR THREE AND A HALF HOURS. HE WORKED ON THE ROOF, AND EVERY WINDOW ALL OVER THE HOUSE.
