In the report we received from Dan Gregorio, he indicated that the air conditioning units (2) would last for a reasonable period of time after purchase. Both air conditioner units completely failed within 72 hours of our occupying the house. Three different service personnel from the firm we hired to repair/replace the units told us that Mr. Gregorio missed obvious problems the units had at the time of inspection. They indicated that even if the inspector had looked inside the cover of the units, he would have discovered obvious problems. When I contacted Dan Gregorio about the problems, he refused to acknowledge any responsibility for the inaccurate inspection. The estimated replacement cost on the units was estimated to be $10,400.

Did a decent job of the inspection however had the inspector actually looked inside the blower of my ac system he would have discovered a huge amount of rust in the coils and could have saved us 5600 to replace the entire system. That could have been negotiated in the final sales price. Or would have made the positive decision to get the warranty. Very disappointed in that.
