Complete Home Inspection

We relied on Pelican to inspect the home we purchased and they did a terrible job. So many issued were found by our second inspection. STEER CLEAR! From things not up to code to so many missed items; we completely regret purchasing our home. What should?ve been an amazing home owning experience has turned into a nightmare situation.

Disappointing and very odd service. Hired Scott's company to perform my initial four-point home inspection. When you call and are a brand-new customer the return phone calls always seem to be very prompt. The home did not pass the four-point inspection and Scott educated me on the things needed to be fixed. He said to call back and he will inspect the home again quickly once the needed repairs are made. The problem is Scott now repeatedly mentions he will provide a separate inspection, however no inspection or call back to confirm a date ever happens. I have called six times in the past, four times mentioning who I am and please call me so we can set up a time for an inspection. Even if another fee has to be paid that would have been acceptable. No calls back are ever returned. It became clear that he was screening phone calls and simply did not want to talk to me when I would leave a more vague voicemail and would get a prompt call back from those messages. Those where the times he mentioned we would get the home reinspected, and simply never called back. I have called two more times since then. The problem is not so much the inspection, but the weirdness of why Scott does not return phone calls or only seems to really favor brand-new clients. A common theme. I have done more searching and this seems common from other comments about Scott's service. If you are a brand-new client you will probably have decent service, however if you ever need him to come back out I would not rely on it.

I offer his name to every buyer along with other companies; but I believe this is the most knowledgeable company with the best credentials in the industry as Scott is an engineer to name only one credential. He takes the time to drive up to 2 hours to oversee that his inspectors are doing the utmost for his clients. Due to the inability to access under the home, Scott personally returned the first day the access was cleared and finalized his inspection at no charge. I know of MO ONE WITH MORE INTEGRITY.

Kevin showed up on time and immediately began his inspection.  He was very professional in his manner.  He provided a report  that evening which was 30 pages long.  It listed the places that were not up to code.  When I needed a 4-point inspection he provided that report although he was on vacation. I would definitely recommend Pelican inspections for your needs.3

He spent very little time doing the inspection, and missed a hot water tank ready to fall (platform all rotted), in attic wires were taped together not in box, mildewed walls were not noted. Humidifier in living room was not mentioned, and he (Kevin Dunn) refused to return phone calls and supply information concerning FLRM.

I first called Scott Kaylor at Pelican Property Inspections in 2011 to perform an inspection on a home my husband and I were thinking of purchasing.  We were unable to physically be present for the inspection but Scott did an outstanding job communicating the results to us and provided a professional report for our review.  We ultimately ended up not purchasing the house (due to his findings) but because of his outstanding service, we have scheduled to use him several more times since then.  Although I have never met him in person (would love to) he always remembers every single detail of every interaction I've had with him.  He has an outstanding memory!  We are having another home inspection done this week but unfortunately Scott was unavailable - I would recommended him over anybody in a heartbeat.  He runs his business the way every business should be run.  A++++++++

After moving into the home, I discovered that the plumbing in the bathroom had been done wrong and there was only hot and no cold water.  One of the fuses was loose in the box, there was a leaking pipe in the garage, and significant water damage on a wall that was never picked up in the inspection.  I was very disappointed in the lack of attention to detail.

The experience was very educational. The crew was incredibly thorough and detailed in everything they inspected. Scott was explaining things to us as they went and pointed out deficiencies that might be of some concern. He also recommended other specialty inspectors we could use to gain further insight to issues we might need to address (i.e. seawall erosion, wood destroying organisms, etc.). The report was sent to us via email the next morning and it was complete with descriptions of everything they inspected, deficiencies they identified as well as pictures and annotations. They also did our 4-point and wind mitigation inspections for a small additional fee. Would recommend them to anyone!

This is the second time within a few months that we have used Scott Kaylor of Pelican Inspections. He is very conscientious, knowledgeable, systematic and thorough. The price seems fair. They are punctual, efficient and very polite. They are also good at communicating with the client and explaining technical details of the inspection. We highly recommend him for home inspections.

I would add, he was pleasant when he inspected the house at the time of our purchase and he provided us with a lot of information, but much of what he told us to did not get accurately reflected in his report. He had incorrect information regarding our roof, electric and heating/air conditioning in the printed version of his report. Now looking back, we may have had some remodel work done that may not have had to be done because we listened a little too closely to his suggestions. I was most disappointed that he refused to come back and conduct the 4-Point Inspection. I guess this is a lesson in - always get it in writing. We had PACE Inspection come out and do our 4-Point Inspection and Roof Mitigation Inspection. They were much more professional than Scott and Pelican Property Inspections.

Scott arrived early for our appointment, and before we entered the the 1940-built house he reviewed some key issues for older homes in the area. His work was very thorough, and he explained house systems and answered my questions as he worked. His report was complete and readable, although much of the body of the report was canned and some wording was not changed to reflect details of the house. His summary was excellent, and served well for negotiations with the seller.

Scott Kaylor from Pelican Inspection came to inspect our property.(For disclosure, I should say that he was hired by the buyer, and I am the seller.) He performed an adequate inspection but was very unprofessional. Our detached garage apartment had some termite damage. Not only did he tell the potential buyer that it ought to be torn down, he told our tenant who was living there that ''the only thing holding up the apartment are the termites.'' He was not qualified to make that statement and should NEVER have talked to our tenant. As it turns out, a structural engineer inspected the apartment and came to a completely different judgment. Due to Kaylor's wild exaggeration, the potential buyers backed out of the contract. (Later they made another offer on our house, but we had another contract by then). I think Scott Kaylor would have been okay as an inspector, but he branched out into areas he knows very little about.

THE INSPECTOR WAS VERY PLEASANT TO DEAL WITH HOWEVER, THERE WERE MANY AREAS WHICH WERE NOT INSPECTED WELL ENOUGH FOR PROBLEMS THAT HAVE SURFACED. AS A BUYER OF A HOME, IT IS IMPORTANT TO KNOW THE PROBLEMS THAT WILL NEED TO BE REPAIRED AND THAT IS WHAT A HOME INSPECTION IS FOR. I WAS VERY DISAPPOINTED SINCE THERE HAVE BEEN A NUMBER OF REPAIRS THAT NEED TO BE ADDRESSED THAT WERE NOT IN THE REPORT.
