FIRST CHOICE INSPECTIONS offers inspections for what we feel is one of the best rates in the Tampa Bay area. A four point inspection for a single family home in Pinellas County is 75.00. City of Tampa is 75.00. Roof verification form is $50.00 and Uniform Mitigation inspections using form OIR-B1-1802 are $80.00 A combo mitigation and 4 point is $120.00 All inspections will include the roof verification form from Citizens Insurance. There is an additional charge of $20.00 for multiple structures on same property. Pictures in Pinellas County only are $15.00. Our inspection report contains just the information requested by most insurance companies and carriers. All inspections include required digital photos and reports will be faxed or e-mailed the morning after the inspection. In some cases we can provide same day service. We just had an offer accepted on a second house to buy as an investment/rental property. We wanted to know what repairs we would need to make, so we called First Choice, as they were highly recommended by people at work. Bruce Waits (the company owner) showed up right when he was scheduled - the first good sign. He went right to work and was very thorough, checking lots of things we never would have thought of. He spent over two hours going through the entire property top to bottom. (Actually bottom to top).
Electrical, plumbing, roof, windows, AC/Heat, appliances, stuctural, outdoors, garage, and probably a few more things I'm not mentioning were inspected and reported on in his very detailed 31 page inspection report. It was not all bad news; he also told us what parts were in good shape, like the roof, so we will get a discount on our homeowner's insurance!
He Emailed the report (.PDF) on the next business day. The report was extensive, with lots of clear photographs to illustrate many of the defects he found. We knew there were some problems with the house, but thanks to Bruce's detailed report, we will be able to address all these issues and put a nice rental property on the market soon. He was friendly and personable, answering our questions as he went along. We would definitely reccomend Bruce and First Choice to anyone in need of a competent, punctual, friendly home inspector.
