I was able to get into a distressed water-front sale and sell it a few years later at a decent profit.
Also, I was able to get another distressed property and rent it with great cash-flow by leveraging Patricia's knowledge of the St. Petersburg rental and sales market. Beach Access also operates as a boutique property manager. I've turned the management of all my properties over to Patricia. She is directly involved in all leasing decisions and ongoing property management. This has greatly improved the quality of my tenants and has reduced tenant turnover.
I did not put in the actual cost of service as that will depend on a number of variables. That said, Beach Access costs are in line with the local market.
