"This customer was unfortunately hit hard by Hurricane Matthew and I feel for her and everyone affected. I had a roof leak myself and I totally understand the frustration. This customer admitted to me (and others) in writing that the leak was caused by the Hurricane and there was no complaint until then, 5 months after the home inspection which was on May 17th 2016. The stain mentioned registered dry at the time of the inspection. I checked thoroughly and the wood roof decking above that area did not have any staining or indication that there ever was a leak and the area registered dry with a moisture meter at the time of the inspection. I also explained that this square-shaped stain on the garage ceiling could have been caused by a storage item above in the attic. But if a stain is dry at the time of the inspection it is not an active leak. The roofers she mentioned were looking at the roof 5 months after I did, and after 2 major hurricanes hit our area within weeks of each other (Hurricane Hermine and Hurricane Matthew, massive hurricanes). The roofers were not looking at the same situation I was. She sent pictures of her leak right after Hurricane Matthew and it is not even in the same spot as the old stain, it is clearly a new, fresh leak. Hurricanes are known for causing roof leaks and these things can never be predicted. All that being said, because of many other deficiencies I found on her roof, I DID recommend in writing further evaluation/repairs (a second opinion) of her roof by a certified roofing expert (referred to on pages 3 & 10 and also repeated again in the summary of her inspection report) which she did not elect to do until after the Hurricanes caused the leak."
To top everything off. I had a 56 page report e-mailed to me that evening! Less than a 5 hour turn around!
