At first he made a couple of appts. and was somewhat timely, hired the trades to handle what repairs he could not do himself. Bathrooms: he stated he had a reliable sub contractor that could come in and literally update the whole bathroom by doing a paint over - paint the entire bathroom (both) white including tubs/showers, counters and walls to give the bathrooms a fresh new look and it would last for years.
Within a couple of months, the work that he contracted to have done in the bathrooms (paint over) began to peel around the soap dishes, walls and floors. I spent several weeks chasing him to come out and look at the faulty work, made several appts. most of which, he re-scheduled or missed entirely and never gave to courtesy of letting the tenant know, leaving the tenant waiting all day long. When pressure was put upon him, he said his trade disappeared and he would see what he could do. After 3 months of staying up top of him by phone calls and text messages, he finally made an appt. but instead of showing up for the appointment to see what actually needed to be repaired, he called the tenant and asked him for send pictures of the areas in question instead. I explained to him that if he could not fix the work, he should refund the money. After many more phone calls and texts, he finally showed up, did a quick fix, stated the faulty areas were fixed and shouldn't be a problem, however, he told the tenant the now flaking popcorn ceiling was not his concern. Within 2 months of the repair, we were right back where we started from with needing it repaired again.
That was approximately 4-5 months ago and am still chasing him to correct the shoddy work. He promised on 4/21/14 to contact the tenant to schedule an appt. so he could go back out and fix again but never but never did so. Then again on 4/29/14 but did not. After texting him again on 5/2/14 he promised to call the tenant and finally on 5/5/14 he said he spoke with the tenant but they would be out of town and would call the tenant again when they were back in town. The tenant emailed me after they arrived home to tell me they had not heard any further from Arnold. I texted Arnold on 5/26/14 again he said he would call but did not. As of 6/16/14, he no longer responds.
When I questioned other trades that do similar work, I was told the tub and shower areas should have been acid washed prior to doing the work to get the paint to permanently stick but this was obviously not done. I paid a drywall person to come in and fix the ceiling work however, estimates for correcting the faulty tub and shower work have now doubled since he was paid. I have spent almost one year chasing him to correct his work, he needs to refund the money paid for this work!
