Paytas Home, Hidden Lakes, Palm Coast. This was a new build, and all visits were for new house repairs. Their visits are always timely, but read on. Some of the issues from closing, 22 months ago: the sprinkler heads have broken 4 times (while retracted) and they blame me. Tar dripped from the roof onto the (facia?); it was partially cleaned and they returned, at my prompt, to finish the job. It was subsequently cleaned again as the problem returned. I requested that they determine the cause of the problem, on the roof, and they declined. Because they did not inspect the roof and correct the problem, the tar came back and is the same as before. The roof over the master bedroom was installed as a standard flat but was supposed to be a tray ceiling; they offered me $1500 to leave it as is; they were well aware that I was out of time to make corrections (delay would be 2-3 months) as I was soon to be without residence, again, managing by intimidation. Paytas used cost-effective flat paint with no primer (ceiling and walls all the same color) which is a huge repair because the complete entire interior needs repainting as it literally peels off when touched; it is un-washable. The garage door sensors were put on backwards. Quite an ordeal to "prove" this and get corrections. The AC filter door doesn't shut properly - as if the screws are stripped ("my fault"). The "wood" cabinets throughout the house are "peeling" down to the bare wood. The LR sliding glass door opener is weird and takes contortions to use it. There was serious water intrusion thru the LR SGdoors and they told me to prove it which I did so they sent someone to fix the glass doors; I was told by the door technician that were not installed properly causing water to run into the house instead of draining off. I recently reported water seepage from an exterior east wall, and what appears to be rust on the white carpet; they sent someone right away who said "yes, I had a problem" and maybe I spilled some water on the wall, didn't clean it up and the carpet rusted; their inspection was about 5 minutes and I had to suggest they inspect the roof. Immedidate reply was we aren't allowed on the roof due to liability. On second thought he inspected the roof (a couple of minutes) and made quite the point of showing me the "fine" pictures; they would send the window specialist. Again, "my fault, surely". I reported that the entire brick walkway molds after every rain - they said that's because Paytas doesn't install gutters and this will be the norm. My house feels like a 15 year-old house. They respond timely, but always with intimidation, disrespect and condescension and always it is probably the customer's fault. If they promise a pool, get a date in writing if you consider it a feature. One neighbor was promised the pool "any day now" over 7 years ago. Also, be prepared for dust infiltrating the interior of your home until all build phases are complete. My cleaning lady said by the time she finishes a room it is dusty again. Houses are cute & convenient, but buyer beware.
