Their price was also right on compared to other quotes and they also worked well with the city to get permits done on a timely matter. Our roof is the nicest looking in the neighborhood! I would definitely refer Latite Roofing to anyone who needs repairs or a new roof. Within the past few years, at least 4 of our neighbors have used them as well.
We contracted with them for a full roof replacement in early
April 2013. We paid for this ourselves.
It was not an insurance paid replacement.
We were told the following:
1. 4 to 6 week to competition
2. All outside surfaces, including the driveway and walkways, pool, patio, windows and walls would
be covered with plastic or wood to protect them.
3. They would coordinate with the solar hot water company as to the timing and requirements for his work.
4. The roof would be dried in at all times.
What we got:
A roof that took over 20 weeks to install It took Latite over two week just to submit an application for the permit.
They have NEVER communicated with the solar company but rather leaving it up to us to guess when they were ready for them.
We have rust stains, from their nail gun debris, in the bottom of the pool, and across the length of the back patio, that is painted. The only time they covered anything was the very first day and there was a lot of metal and other debris in the pool.
After removing the gutters, they did not put ANY TYPE of protection over our brick patio, thus allowing rushing water from the roof to start to undermine the patio brick. We had to place a plastic cover over the patio ourselves.
In the process of the roof tear off they tore the cover of our gas fire pit, the outside retaining wall was damaged in two places because they were not covered with plywood.
Also during the tear off, we had rain that cause 6 roof leaks that stained the ceiling because they were not prepared to cover the roof if it rained while they were on the roof. When they did cover the roof, it was with flimsy plastic that flapped in the wind thus flipping tiles to the ground. They were using some tiles to hold the plastic in place.
We have some type of grease/oil stain in the middle of our driveway. Up until the last debris removal truck arrived, they had covered the driveway with plywood each day they needed a truck or some other equipment to access the roof. The debris removal truck was only in the driveway for a couple of hours. They did not bother to cover the driveway with anything and in the
short time it was here, it left many spots on the driveway.
Up until this point, there had NEVER been an oil stain on our driveway in the 13 years I have lived in this home. We attempted to remove it with a degreaser with no luck.
A week AFTER the roof tiles had been installed; a worker arrived to install pitch pans around the solar panel pipes. Pitch pans have to be installed BEFORE the tiles are laid so he decided not installed them. The explanation was, they were not really required on a sloped roof but were just a safety precaution.
A week after he left, we had rain POURING in through the pipe opening. It appeared that the red warning tape that had been attached to the pipe, so no one would damage the pipe, had been pushed down between the pipe and the roofing substrate thus allowing water to pour in the hole. This added another stain to the ceiling, damaged the wallpaper and the backboard to
our kitchen counter.
They had to find a worker that could come out on a Friday night to stop the leak. He had to tear off a 4 x 5 foot piece of the roof to
get to the leak, tear out the substrate and rebuild it including a pitch pan. Having spoken to me, he did decide to use a copper pan but had planned to use a steel pan. Anyone knows you cannot put steel next to a copper pipe if you do not want the pipe to rot away.
They attempted to cover the stains on the ceiling with WHITE Kills paint. Now we have WHITE blotches all over the house where the stains use to be. We had to have the ceilings painted at a cost to us of $1500.00 without any restitution from Latite.
They attempted to remove the grease stains on the driveway by scraping the concrete with some tools. The grease is still there and now we have gouges in the driveway.
They did re-stucco the damaged retaining walls but expect us to cover the cost of repainting the walls.
The story continues.
In October we had a mildew treatment applied and roof inspected as required by our contract. This was reported
to the roofing company that tile cracks were discovered. A period of follow-up resulted in the roofing company confirming that we have three tiles with cracks and want to charge us to repair these cracks. So here we are in
March of 2014 with a roof less than 6 months old and already are in a position to have to pay for repair when the roof tiles are supposed to have a warranty on them. Nobody has been on the roof and there has been no severe weather, so how did the tiles crack?
Suggestions from lessons learned.
Include in your contract that the job must be started by a
fixed date and completed by a fixed date.
A reasonable penalty should be included. Maybe $100 a day
for each day they go past the completion date. This is standard in commercial and
government contracts. It should also be standard in residential contracts. If
they refuse, it will tell you they are not ready to complete your job in the
timeframe quoted.
Clearly state in the contract that if anything is damaged,
it must be replaced or completely repaired. Case in point, to repaint our
ceilings is going to cost us over $1,600,00 and the gallon of paint to cover
that damaged walls, is over $50.00. We have not gotten quotes to remove the
rust stains from the pool and pool deck but my guess it is not going to be
cheap. We are not sure the driveway will ever be as nice or clean as before
they arrived unless we have it torn out and repoured.
Photograph everything, walls, driveway, windows, ceilings
and anything you can think of BEFORE they start your job.
On second thought, just select another roofer.
Dealing with Latite staff and management was very difficult ... that's when they return your messages. Although I preferred to resolve the matter directly with Latite's management that was not possible as they have a very combative and aggressive approach and prefer to litigate. Therefore, I had to get my attorney involved.
It's been a very difficult lesson that I hope others do not experience.
